Role

The Senior Commercial Manager - Project Development reports to the Regional Director of Project Development. The position will oversee and manage all commercial aspects of a portfolio of global hospitality and residential development projects. Based in our Dubai office, you will act as the owner's representative on all commercial matters related to contracts and appointments. You are expected to work independently and provide sound advisory on commercial and contractual aspects of project delivery.

Responsibilities
  • Collaborate with the Development Director to manage all commercial aspects of development projects.
  • Develop and implement a framework for cost reporting and cash flow management for individual projects, including appointments, contractors, and other development costs.
  • Review and recommend on all commercial and contractual aspects of appointments and contracts entered into by the owner.
  • Oversee the performance of external appointed Cost Consultants to ensure accurate reporting.
  • Evaluate procurement processes, review tender returns and costing, negotiate, and prepare contracts as needed.
  • Assess claims and variation orders, ensuring they are reflected in the cost reporting.
  • Coordinate with external cost consultants to agree on cost reporting formats.
  • Review and approve monthly payments against contracts and appointments.
  • Prepare and maintain overall development cash flow.
  • Coordinate with insurance brokers/companies to secure adequate insurance coverage for developments, if required.
Requirements
  • Relevant Degree in Quantity Surveying or Project Management.
  • Minimum 10 years' experience in a similar or consultancy role, with strong familiarity with all commercial aspects of project delivery.
  • Experience as a commercial lead for large projects and comprehensive understanding of all commercial aspects of real estate projects.
  • Proven track record of managing projects from inception to completion.
  • Fluent in English.
  • Deep understanding of contracts and appointments, with the ability to review, negotiate, and advise the owner.
  • Ability to develop a commercial framework for project cost reporting.
  • Extensive experience in project procurement, including FF&E, under various contracting frameworks, with a solid grasp of cost reporting and commercial management.
  • Experience working with major contract frameworks such as FIDIC and JCT.
