Job description

Job Responsibilities
  1. Manage, supervise, control, and process projects' commercial and contractual aspects (Contracts, Procurement, Cost control, etc.) to ensure alignment with the company's annual targets.
  2. Review and comment on contract/sub-contract terms & conditions at post-tender stage, assessing and provisioning for risks.
  3. Prepare contract documents for signature.
  4. Coordinate with the project team and higher management on project budgets, packaging, and allocations.
  5. Negotiate with key sub-contractors for award of packages.
  6. Discuss contractual matters, monitor risks, and develop mitigation plans for all contractual risks.
  7. Review correspondence from consultants, clients, and project managers, assisting in preparing contractual responses.
  8. Identify and evaluate potential variations and change orders, collaborating with quantity surveyors and cost consultants.
  9. Address commercial issues with clients and consultants, negotiating variations, claims, extensions of time (EOT), and mitigation strategies.
  10. Draft and review sub-contract agreements and supplier purchase orders.
  11. Oversee project budgets and maintain control over financial ownership.
  12. Maintain and submit project commercial reports.
  13. Lead review of delay claims, associated costs, and draft responses.
  14. Manage delays related to contract programs, submitting additional time/cost claims, delay notices, and interim particulars.
  15. Perform monthly valuation submissions, agreements, and follow-up on payments.
  16. Ensure projects adhere to schedules and contractual documentation is maintained.
  17. Coordinate with relevant departments on specifications, drawings, and scope changes.
  18. Review and propose sub-contract terms and conditions.
  19. Collaborate with the planning department to align project programs with procurement schedules.
  20. Handle cost-to-value reconciliation and submissions.
  21. Support contract compliance and audit activities, implementing recommended actions.
  22. Develop and monitor project cash flow.
  23. Assist in preparing support documents for claims and develop defenses for potential issues.
  24. Discuss project issues weekly with the Area Commercial Manager to ensure proper resolution.
Qualifications & Skills
  • Bachelor's degree in Civil Engineering, Quantity Surveying, or related field.
  • 10+ years of experience in Commercial Project Management or similar roles.
  • Proven track record in project commercial control.
  • Experience with Interior Fit-Out projects.
  • Ability to interpret drawings and specifications.
  • Knowledge of contracts, sub-contract terms, negotiations, and claims/dispute resolution.
  • Excellent command of English.
  • Strong leadership and problem-solving skills.
