Job description

Company Overview:

Our client is a leading construction company specializing in Fit-Outs, renowned for completing major large-scale 5-star projects in UAE and KSA. They are seeking an experienced Senior Commercial Manager, ideally with a solid background in Fit-Outs, for their office in Ras Al Khaimah, UAE.

Key Responsibilities & Role:
  • Manage, supervise, control, and process projects' commercial and contractual aspects (Contracts, Procurement, Cost control, etc.), ensuring alignment with the company's annual targets.
  • Review and comment on contract/sub-contract terms & conditions at post-tender stage, with provisions for risks.
  • Prepare contract documents for signature.
  • Collaborate with the project team/higher management to prepare project budgets, packaging, and allocation.
  • Negotiate with potential key package sub-contractors for awards.
  • Discuss contractual matters with the project team, monitor risks, and develop mitigation plans.
  • Review correspondence from consultants, clients, and project managers, and assist in preparing contractual responses.
  • Identify, evaluate, and submit potential variations and change orders with the help of quantity surveyors and cost consultants.
  • Attend and address commercial matters with clients and consultants, negotiating variations, claims, EOT, and mitigation plans.
  • Draft sub-contracts and agreements, and authorize supplier purchase orders.
  • Control and own project budgets, maintaining accurate commercial reports.
  • Lead discussions and review of delay claims and associated costs, including drafting responses.
  • Manage delays related to the contract program, submitting additional time/cost claims, delay notices, and interim particulars.
  • Perform monthly valuation submissions, agreements, and payment follow-ups.
  • Ensure projects adhere to schedules and maintain contractual documentation.
  • Coordinate with relevant departments regarding specifications, drawings, and scope changes.
  • Review and propose sub-contract terms and conditions.
  • Collaborate with the planning department to align project programs with procurement schedules.
  • Handle cost-to-value reconciliation and submissions.
  • Support contract compliance and audit activities, implementing recommended audit reports.
  • Prepare, implement, and monitor project cash flow.
  • Advise the project manager on documentation for potential claims and prepare defenses for issues during project execution.
  • Discuss weekly with the Area Commercial Manager on project issues to ensure proper resolution.
Qualifications & Skills:
  • Bachelor's degree in Civil Engineering, Quantity Surveying, or a related field.
  • 10+ years of experience in Commercial Project Management or a similar role.
  • Proven track record in project commercial control.
  • Solid background in Interior Fit-Out projects.
  • Ability to read drawings and specifications accurately.
  • Experience in negotiating contracts and sub-contract terms.
  • Strong understanding of claims, disputes, and dispute resolution processes, including recovery of delay/prolongation costs.
  • Excellent command of English.
  • Strong leadership and problem-solving skills.
