JOB PURPOSE:

We are seeking a highly skilled and driven Asset Manager to join our Real Estate Portfolio Department. The successful candidate will be responsible for managing, optimizing, and expanding our diverse commercial real estate portfolio across Ras Al Khaimah. This role covers portfolio management, feasibility assessments, asset optimization, land acquisitions, and strategic planning to support the growth of RAKEZ’s commercial real estate portfolio. The Asset Manager will act as a central point for portfolio oversight, ensuring effective supply and demand balance, maximizing asset performance, and driving strategic initiatives for future developments. A key focus will also be placed on portfolio data transformation, AI-enabled initiatives, and BI dashboards with the support of the IT department to ensure portfolio management and reporting are efficient, accurate, and forward-looking.

CORE RESPONSIBILITIES:

  • Maximize occupancy, revenue, and value of retail/commercial assets
  • Recommend repositioning, redevelopment, and divestment strategies
  • Conduct site inspections to identify improvements and opportunities
  • Drive execution of retail strategy across multiple locations
  • Align tenant mix with customer demand and brand positioning
  • Coordinate with leasing and marketing to boost retail performance
  • Lead feasibility studies for new projects and expansions
  • Evaluate ROI and payback of investment opportunities
  • Prepare business cases and leadership presentations
  • Develop dashboards to track KPIs, revenue, and occupancy
  • Automate reporting and generate predictive insights with BI/AI tools
  • Ensure accuracy and consistency of asset data
  • Collaborate with Finance, Leasing, Development, and Legal teams
  • Manage third-party consultants and service providers
  • Present asset performance reports to senior management
  • Ensure compliance with policies and regulatory requirements
  • Maintain asset documentation, leases, and valuations
  • Support risk assessments and mitigation initiatives
  • Provide backup support to ensure business continuity

QUALIFICATIONS, EXPERIENCE, & SKILLS:

  • Bachelor’s degree in real estate, Business Administration, Finance, or a related field. Master’s degree in real estate, Urban Planning, or Asset Management is an advantage.
  • Professional Qualifications
  • Certified Commercial Investment Member (CCIM)
  • RICS Chartered Qualification (MRICS or FRICS)
  • IREM Certified Property Manager (CPM)
  • Power BI or Tableau Certification – Recommended for those managing or building asset performance dashboards.
  • Minimum of 7 years of relevant experience in asset management, real estate portfolio oversight, or commercial property development.
  • Demonstrated experience in retail asset strategy execution, feasibility analysis, and data-driven performance management.
  • In-depth understanding of the UAE commercial real estate landscape, with hands-on experience in diverse asset classes including retail units, warehouses, staff accommodations, and both free zone (FZ) and non-free zone (NFZ) land structures.
  • Familiarity with BI dashboards, AI-driven reporting, and digital asset management tools preferred.
  • Strong analytical and commercial acumen.
  • Excellent interpersonal and communication skills.
  • Proficiency in real estate software, dashboarding tools (e.g., Power BI, Tableau), and financial modeling.
  • Ability to work cross-functionally and manage external service providers.
  • High attention to detail and results-oriented mindset.
  • Fluent in English (spoken and written). Arabic is an advantage.
