Overview
We are seeking a detail-oriented and analytical Commercial Real Estate Researcher to identify, evaluate, and compile data on various commercial properties, including office spaces, business centers, hypermarkets, hotels, labor camps, warehouses, and other commercial real estate assets. The ideal candidate will have strong research skills, market knowledge, and the ability to provide insights that support leasing, acquisitions, and investment decisions.
Key Responsibilities

Property Identification & Data Collection
- Research and identify available commercial properties, including office floors, business centers, retail spaces (hypermarkets, malls), hotels, labor camps, and warehouses.
- Gather detailed information on property specifications, location, ownership, lease terms, pricing, and market trends.
- Maintain an updated database of commercial real estate listings and market intelligence.

Market Analysis & Reporting
- Analyze market trends, vacancy rates, rental yields, and demand-supply dynamics for different commercial asset classes.
- Prepare comparative market analysis (CMA) reports and feasibility studies for potential investments.
- Monitor competitor activity, new developments, and government regulations affecting the commercial real estate sector.

Stakeholder Coordination
- Liaise with property owners, brokers, developers, and leasing agents to verify property details and negotiate data access.
- Collaborate with leasing, sales, and investment teams to provide actionable insights.
- Present research findings to senior management and clients through reports, presentations, and dashboards.

Site Visits & Verification
- Conduct site visits (when necessary) to verify property conditions, accessibility, and suitability for clients.
- Assess infrastructure, zoning laws, and compliance requirements for different commercial properties.

Technology & Tools Utilization
- Use real estate platforms (e.g., CoStar, Property Finder, GIS tools) and internal CRM systems to track and update property data.
- Leverage data visualization tools (Excel, Power BI, Tableau) to present research findings effectively.
Skills & Qualifications
- At least 6 months of experience in commercial real estate research, market analysis, or a similar role.
- Strong knowledge of commercial property types (office, retail, hospitality, industrial, etc.).
- Proficiency in MS Excel, PowerPoint, and real estate databases.
- Excellent analytical, communication, and negotiation skills.
- Ability to work independently and meet tight deadlines.
Preferred Qualifications
- Experience with GIS mapping or real estate valuation tools.
- Knowledge of local real estate laws and regulations.
- Multilingual skills (if applicable to the market).
