Job summary

Tanqeeb is seeking a Senior Quantity Surveyor to manage commercial activities for joinery and interior projects at site in Dubai. You will prepare monthly valuations, verify payments, and handle variation claims, with strong Excel and QS software skills. You will coordinate with site teams, review BOQs and contracts, and monitor costs versus budget.

UAE joinery experience is preferred. The role requires 5+ years of QS experience, reading technical drawings and contracts, and strong negotiation

Qualifications

• Bachelor's Degree / Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
• Minimum 5+ years of Quantity Surveying experience, preferably in joinery/fit-out projects.
• Experience with payment applications, valuations, variations, measurements, and cost control.

Responsibilities

• Manage commercial and quantity surveying activities for joinery and interior projects at site.
• Prepare and submit monthly valuations / payment applications to clients.
• Review and verify client payments, certifications, and outstanding amounts.
• Prepare, identify, and submit variation claims arising from changes in scope, drawings, specifications, or site instructions.
• Track and follow up on the approval and certification of variations.
• Measure completed works at site and prepare quantity take-offs and valuations.
• Review BOQs, drawings, specifications, and contract documents to ensure accurate measurement and costing.
• Monitor project costs against the approved budget and identify potential cost overruns or commercial risks.
• Prepare variation orders, rate build-ups, cost estimates, and supporting documentation.
• Coordinate with the site team to ensure all additional works are properly documented and commercially captured.
• Review subcontractor/supplier quotations and payment claims where required.
• Prepare and maintain cost reports, variation logs, payment trackers, and project commercial records.
• Assist in final accounts and project close-out.
• Maintain proper documentation for all commercial correspondence, claims, approvals, and payments.
• Coordinate with clients, consultants, subcontractors, suppliers, and internal departments on commercial matters.
• Ensure all contractual and commercial requirements are followed throughout the project lifecycle.

Desired Candidate Profile

Bachelor's Degree / Diploma in Quantity Surveying, Civil Engineering, Construction Management, or a related field.

Minimum 5+ years of Quantity Surveying experience, preferably within joinery, fit-out, interior contracting, or furniture manufacturing.

Strong hands-on experience with payment applications, valuations, variations, measurements, and cost control.

Good understanding of joinery works, including wardrobes, kitchens, doors, wall paneling, TV units, furniture, and other interior/joinery works.

Ability to read and understand technical drawings, BOQs, specifications, and contracts.

Strong knowledge of quantity take-offs and rate analysis.

Experience working directly at project/site level and coordinating with site teams.

Good understanding of variation claims and commercial documentation.

Strong Excel skills and familiarity with QS/commercial software is an advantage.

Good communication, negotiation, and coordination skills.

Candidates with UAE in joinery or fit-out projects will be preferred.
