Qualifications

  • Minimum 5–7 years of experience in property management.

  • Fluent in English; Arabic is a plus.

Job description

We are seeking an experienced and proactive Property Manager for real estate company, a sister concern of Palazzo Versace Dubai.

Key Responsibilities:
1. Property Operations & Maintenance
  • Oversee day-to-day operations of both residential and commercial properties.

  • Coordinate all maintenance, repair, and cleaning activities to ensure properties remain in excellent condition.

  • Conduct regular inspections to assess maintenance needs and ensure compliance with health and safety regulations.

2. Tenant Management
  • Manage tenant relations including leasing, renewals, handling complaints, and resolving conflicts.

  • Ensure high levels of tenant satisfaction and long-term retention.

  • Oversee smooth move-in/move-out procedures, including inspections and deposit settlements.

3. Leasing & Marketing
  • Market vacant units using online platforms, real estate portals, and broker networks.

  • Coordinate property viewings and evaluate prospective tenants.

  • Prepare and execute tenancy agreements in compliance with Dubai Land Department (DLD) and RERA regulations.

4. Financial Management
  • Monitor timely rent collections and handle deposit of rental payments.

  • Manage operational budgets, service charges, and related expenditures.

  • Prepare and present monthly or quarterly financial reports to property owners.

5. Legal & Compliance
  • Ensure adherence to all property-related laws and RERA guidelines.

  • Handle Ejari registrations and ensure timely renewals.

  • Manage legal notices, eviction procedures, and disputes when necessary.

6. Vendor & Contractor Management
  • Coordinate with vendors for services such as maintenance, security, and landscaping.

  • Negotiate and manage service contracts, ensuring quality and compliance with SLAs.

  • Supervise timely completion of contracted works.

7. Documentation & Reporting
  • Maintain updated and accurate records of all properties and tenant interactions.

  • Provide regular reports on occupancy rates, maintenance status, and financial performance.

  • Assist property owners in audits and documentation for government compliance.

8. Owner Relations
  • Act as the primary liaison for property owners.

  • Provide frequent updates on property performance and financial matters.

  • Offer expert advice on increasing rental returns and asset value.


Candidate Requirements:
  • Bachelor’s degree in Real Estate, Business Administration, Property Management, or a related field. A relevant certification (e.g., RERA certification) is a strong advantage.

  • Minimum 5–7 years of experience in property management within Dubai’s residential and commercial real estate sectors.

  • In-depth knowledge of Dubai’s property laws, RERA regulations, and Ejari system.

  • Strong understanding of facilities management, leasing processes, and financial reporting.

  • Excellent communication, negotiation, and interpersonal skills; fluent in English (Arabic is a plus).

  • Ability to resolve tenant issues and operational problems effectively and diplomatically.

  • Strong multitasking and time management abilities with attention to detail.

  • Valid UAE driving license preferred.
