A leading global real estate services firm is seeking a candidate to oversee financial management, ensure regulatory compliance, and manage property operations in Dubai. Job description

Financial Management

  • Oversee OPEX and CAPEX budgeting requirements, financial forecasts, and P&L statements.
  • Prepare weekly, monthly, quarterly, and annual client reports.
  • Create governance documents, property operations plans, and policies/procedures.

Leadership & Compliance

  • Lead a team while consulting with clients, tenants, and contractors.
  • Ensure TFM service providers meet KPI and SLA requirements.
  • Maintain compliance with UAE laws, local municipality codes, and Dubai regulations.
  • Advise clients on regulatory changes affecting property operations.

Systems & Relationship Management

  • Maintain accuracy of property management systems (CRM / BMS / CAFM).
  • Ensure proper training for TFM staff on system usage.
  • Develop strong working relationships with clients, facility managers, administrators, service providers, and stakeholders.

Property & Asset Management Responsibilities

  • Oversee HSE requirements and building inspections.
  • Manage lease administration (new leases, renewals, variations).
  • Maintain tenant database and documentation.
  • Coordinate maintenance programs, including specialized services.
  • Supervise cleaning operations (internal and external).
  • Implement security management plans and procedures.
  • Manage parking allocation and operations.
  • Oversee waste collection strategy.
  • Coordinate office and food deliveries.
  • Manage front of house service.
  • Develop business continuity planning.
  • Monitor invoicing, collections, and procurement.

Reporting & Quality Control

  • Conduct cyclical reporting on property management, leasing, finance, and HSE.
  • Implement tenant fee and violation management systems.
  • Identify and resolve property HSE issues.
  • Pre-qualify and evaluate contractors / vendors.
  • Prepare tender information including scopes and specifications.

The successful candidate will perform all necessary functions for effective and efficient management of the property according to industry protocols and international standards.
