Project Manager

About the Role:

The Project Manager will be responsible for overseeing the entire lifecycle of real estate development projects, ensuring successful planning, execution, and completion within established timelines, budgets, and quality standards. This role involves close collaboration with internal and external teams, stakeholders, and contractors to ensure seamless project delivery, ensuring that BEYOND is committed to its high quality and ultra-luxury standards.

Responsibilities:

• Develop and maintain project plans, including timelines and budgets, in collaboration with the commercial, development, and design teams.
• Oversee the project lifecycle from tendering to on-site execution, ensuring alignment with project goals and schedules.
• Review contractor submissions, including materials, drawings, method statements, and proposed subcontractor prequalifications, to ensure compliance with BEYOND requirements, authority regulations, and construction standards.
• Evaluate proposed materials and finalize selections in coordination with the development and design teams.
• Communicate and collaborate with internal teams and external partners to ensure alignment on project goals and resolve issues.
• Lead teams to maintain smooth project execution and address challenges as they arise.
• Coordinate and manage design changes, ensuring timely communication and alignment with all relevant stakeholders.
• Oversee the shift from design to construction, ensuring adherence to the schedule and budget.
• Discuss and agree on the procurement strategy and mode of procurement with the commercial team, and at times with the consultant and main contractor. Collaborate with the commercial team on the procurement process, from vendor list selection to the preparation of the responsibility matrix and tender documents, through to final vendor selection. Assist in the technical and commercial evaluation of bids.
• Propose value engineering solutions for packages that exceed the budget, ensuring the overall aesthetics, design vision, and client expectations are maintained.
• Supervise daily site activities, conduct site visits to monitor progress, quality, and compliance, and address risks or delays in collaboration with relevant teams.
• Track the delivery and installation of materials, ensuring timely availability and addressing any delays in coordination with suppliers and contractors.
• Ensure that all stakeholders on-site, including consultants and contractors, adhere to health and safety requirements set by relevant authorities and the UAE.
• Oversee the overall management and selection of the consultant supervision team, including reviewing and maintaining the organization chart of the supervision consultant and the main contractor.
• Manage procurement and material delivery strategies to ensure timely availability, in collaboration with commercial and development teams.
• Identify risks, develop mitigation strategies, and resolve issues promptly, working with internal and external stakeholders.
• Review interim payment applications from the consultant and contractor, validate them, and ensure proper submission to the commercial and finance teams for timely monthly payments to stakeholders.
• Maintain comprehensive project documentation, including contracts, progress reports, and meeting notes.
• Provide updates to project directors and stakeholders on progress, risks, and unresolved issues.
• Work closely with the PRO and consultants to obtain necessary approvals, permits, and NOCs from government authorities, and ensure the contractor has all required authority approvals.
• Ensure project delivery aligns with approved designs and specifications, facilitating the Taking Over Certificate (TOC).
• Oversee snagging and resolving post-occupancy issues, collaborating with contractors and stakeholders to ensure issues are addressed.
• Collaborate with project teams to finalize and deliver the finished product to the client.

Qualifications: Bachelor of Civil Engineering or Architecture.

Average Years of Experience: 8 Years of Experience in a similar position.

Required Skills: Project Management, basic knowledge of AutoCAD Viewer, ability to read and manage programs designed by Primavera.
