About:

Alef Group is a pioneer in developing premier lifestyle communities, destinations, and experiences through investment and strategic joint ventures, is seeking a dynamic and visionary Project Director to join our growing team in Sharjah and lead multiple construction projects.

Job Purpose:

The Project Director will lead the end-to-end delivery of real estate development projects, including residential buildings, villas, townhouses, and infrastructure works. The role is responsible for strategic planning, project execution, quality control, cost management, and timely completion of all projects under the company’s development portfolio. The Project Director shall have the capability and experience to manage several construction projects simultaneously, reporting to the Chief Development Officer. The role will act as the central point of leadership between internal departments, external consultants, contractors, and government authorities to ensure successful project delivery in alignment with Alef’s corporate goals.

Key Accountabilities:

  • Oversee all phases of project development from pre-concept planning to handover, ensuring that projects are delivered on time, within budget, and to the required quality standards.
  • Develop and implement project management procedures, governance protocols, and risk mitigation strategies.
  • Direct and manage multidisciplinary teams, including consultants, contractors, and in-house technical teams across multiple projects.
  • Monitor project progress, identify deviations, and implement corrective actions through robust reporting and performance tracking tools.
  • Review and approve project programs, cost estimates, tender documents, design packages, and value engineering proposals.
  • Lead stakeholder management, including liaison with governmental authorities, utilities providers, and community representatives to facilitate permits, approvals, and smooth project execution.
  • Ensure compliance with local building codes, safety regulations, environmental standards, and quality assurance systems.
  • Conduct executive-level reporting and project status presentations to senior management and board members.
  • Contribute to the strategic planning of future developments and provide technical due diligence during feasibility and investment decision-making.
  • Foster a high-performance project culture emphasizing collaboration, accountability, and continuous improvement.

Educational Qualifications, Work Experience, and Skills required:

Educational Qualifications & Certifications:

  • Must have a Bachelor’s Degree in Civil Engineering, Construction Management, or Architecture is required.
  • A Master’s Degree in Construction Management, Real Estate Development, or MBA is preferred.

Work Experience:

  • Must have a minimum of 20 years of progressive experience in construction and real estate development, specifically in buildings, villas, townhouses, and related infrastructure.
  • At least 10 years of experience in project management with a strong background in working with real estate developers or PMC firms in the UAE or GCC is preferred.

Skills required:

  • In-depth knowledge of project planning, budgeting, procurement, and construction methodologies.
  • Proficient in project management tools such as Primavera P6, MS Project, and relevant ERP systems.
  • Excellent leadership, negotiation, and communication skills.
  • Ability to work in a fast-paced, deadline-driven environment with cross-functional coordination.
  • Strong understanding of local authority regulations and permitting processes in Sharjah/UAE.
