Job description

Summary:

The Project Director will be responsible for leading and overseeing the entire project lifecycle, from the design phase through construction, ensuring successful project delivery within set timelines, budget, and BEYOND quality standards. This role requires strategic management of project teams, both internal and external, including designers, contractors, and consultants, to achieve project goals and resolve issues proactively.

The Role:

  • Lead the project delivery team starting from 50% schematic design, taking full responsibility for the design direction and ensuring it aligns with project goals and timelines.
  • Manage the transition from design to construction, ensuring Issued for Construction (IFC) drawings are accurate and finalized before work begins.
  • Collaborate with internal design teams and external consultants to manage the change process and handle nany design conflicts that arise during construction.
  • Take over site management at the early stages of construction, managing the setup and hoarding, and ensuring all necessary approvals and permits are requested by contractors.
  • Oversee the contractor selection process, including negotiation, and ensure the right contractor is chosen for the job based on capability, cost-effectiveness, and project requirements.
  • Ensure that all activities performed by the internal development team and external stakeholders such as contractors, sub-contractors, consultants and external designers are completed on time and within program.
  • Obtain management approvals on additional budget when required, providing justifications such as feasibility studies and cost analyses.
  • Implement cost-saving strategies when required, by adjusting designs or selecting alternative materials.
  • Finalize the procurement strategy, and ensure tender packages are prepared and delivered to the market.
  • Collaborate with the commercial team to award contracts and handover to the main contractor.
  • Ensure the contractor meets project timelines and adheres to all regulations, including obtaining and maintaining all necessary permits.
  • Oversee day-to-day contractor activities, managing construction timelines and solving escalated problems that arise on-site.
  • Address any delays, assess their causes, and implement resolutions promptly.
  • Hold follow-up meetings and progress meetings with contractors to ensure timely delivery.
  • Attend meetings with subcontractors and ensure effective communication across all teams to maintain project momentum and resolve conflicts.
  • Monitor and enforce health and safety controls to ensure a safe working environment on-site.
  • Ensure all materials are delivered on time and that the project remains compliant with quality and safety standards throughout the construction process.
  • Oversee the procurement of materials for fit-out and landscaping, ensuring all requirements are met.
  • Manage the resource allocation of both internal teams and contractors, ensuring adequate manpower is available for project execution.
  • Provide detailed monthly reports to management and stakeholders regarding project progress, budget status, and any issues encountered.
  • Prepare construction design and budget details for monthly board meetings, ensuring the project is aligned with overall company goals.
