ROLE SUMMARY
The Project Director will assume a pivotal leadership position in the development process, overseeing a diverse portfolio of projects. This role involves managing Project Management teams responsible for the organization's most significant and complex initiatives.
ROLE PROFILE
- Assist in establishing design and development briefs, maintaining a Master Development Programme, and procuring consultants for Scheme Design.
- Support pre-construction planning, regulatory applications, and tenant lease negotiations, ensuring obligations are understood and appropriately budgeted.
- Ensure applications for building regulations/permits are submitted and attend or chair progress and liaison meetings.
- Develop procurement strategies, manage procurement of supervision consultants and contractors, and prepare tender documentation.
- Oversee the tender process, secure necessary approvals, and appoint suitable supervision consultants or contractors.
- Monitor project deployment, facilitate value engineering workshops, and review submissions and progress from consultants and contractors.
- Ensure contract documents are prepared and executed, manage project activities, and uphold safe working practices on site.
- Coordinate project handover, oversee remedial works and defect resolution, and negotiate final accounts with stakeholders.
REQUIREMENTS
- Minimum 15 years of experience, including at least 10 years in project management.
- At least 2 years in a Project Director capacity, with advanced Pre/Post contract experience in relevant projects.
- Over 5 years of experience in commercial/offices projects from inception to handover, with knowledge of operational standards and requirements.
- Over 5 years of experience in retail projects within large malls, including tenant management and re-demising.
- Strong stakeholder management skills, including understanding roles, responsibilities, and perspectives, and the ability to communicate effectively, present reports, and build relationships.
- Knowledge of health and safety regulations, contract law, environmental standards, and building regulations.
