Job purpose:

The Manager Residential Leasing is responsible for developing and implementing effective leasing strategies to maximize occupancy rates and rental income for the company’s residential portfolio. This role involves managing relationships with tenants, brokers, and internal stakeholders to ensure seamless leasing operations while maintaining high customer satisfaction and compliance with UAE real estate regulations.

Job Accountabilities:

Leasing Strategy & Execution:
  • Develop and implement residential leasing strategies to meet occupancy and revenue targets.
  • Analyze market trends and competitor performance to optimize pricing and leasing policies.
  • Collaborate with marketing to execute promotional campaigns for residential properties.
Tenant & Stakeholder Relationship Management:
  • Build and maintain strong relationships with prospective and existing tenants to enhance retention.
  • Oversee tenant inquiries, negotiations, and lease renewals to ensure high occupancy levels.
  • Liaise with property management teams to ensure tenant concerns and maintenance requests are resolved efficiently.
Lease Administration & Compliance:
  • Ensure all leasing agreements comply with UAE real estate regulations and company policies.
  • Manage lease documentation, contracts, and renewal processes accurately and efficiently.
  • Oversee tenant screening processes, including background checks and financial assessments.
Financial & Performance Management:
  • Monitor and analyze leasing performance metrics, occupancy rates, and rental income.
  • Prepare periodic reports and forecasts on leasing performance for senior management.
  • Identify opportunities to maximize rental yields and minimize vacancies.
Broker & Agent Management:
  • Establish and maintain partnerships with real estate brokers and leasing agents.
  • Negotiate commission structures and manage relationships with third-party leasing agents.
  • Conduct property tours and ensure brokers are well-versed in the company’s residential offerings.
Process Improvement & Technology Integration:
  • Implement best practices and technology solutions to streamline leasing operations.
  • Ensure efficient use of CRM and property management software for tracking leasing activities.
  • Identify process improvements to enhance efficiency and customer experience.

Educational qualifications, work experience, and skills required for the role:

Educational Qualification & Certifications:
  • Bachelor’s degree in Business, Real Estate, or a related field.
  • UAE government-approved leasing certification (e.g., RERA certification or equivalent) is required.
  • Additional certifications in property management, real estate finance, or related disciplines, along with experience in a real estate developer environment.
Work Experience:
  • 7-10 years in real estate leasing or a related field, with 3-5 years in a Managerial role.
  • Proven track record managing varied leasing portfolios, including residential, commercial, or mixed-use properties.
  • Experience in leading and mentoring a team of leasing professionals, with a focus on developing talent and driving high-performance outcomes.
  • Demonstrated experience in negotiating lease terms, managing tenant relations, and closing complex leasing deals that drive sustainable business growth.
Skills required:
  • Strong understanding of UAE real estate laws, leasing regulations, and RERA guidelines.
  • Excellent negotiation, communication, and interpersonal skills.
  • Proficiency in CRM and property management software (Yardi, Salesforce, or similar).
  • Strong analytical skills with the ability to interpret market trends and data.
  • Team leadership and people management capabilities.
  • Customer-focused with a proactive and results-driven approach.
  • Fluency in English is required; Arabic is a plus.
