Overview of the role

Ensure a safe, secure, clean, and functional environment for visitors and co-workers. Maintain the building, electro-mechanical systems, non-selling furniture, and both interior and exterior areas to promote the IKEA brand image.

What you will do

  • Maintain the store in “Shape as new” by performing building maintenance functions according to the planned maintenance process.
  • Plan and manage maintenance activities related to civil work, cladding, signage, lighting, and mechanical systems.
  • Survey all MEP systems and equipment, validating system status and readings with original equipment and maintenance manuals.
  • Rectify breakdowns, complete work orders, and perform scheduled preventative maintenance.
  • Supervise modifications, renovations, and enhancements, providing technical and financial offers for spare parts, coordinating with third-party contractors.
  • Ensure work is completed within agreed timeframes, managing in-house activities and supervising technicians and supervisors.
  • Manage external contractors, evaluate their work, and certify invoices for payment.
  • Implement facility routines and procedures, applying predictive, preventive, and reactive maintenance strategies.
  • Monitor work progress through site inspections, documenting meeting minutes.
  • Provide feedback and suggestions to management on safety and cost improvements.
  • Review and approve drawings and technical materials, offering advice based on experience and research.
  • Prepare technical and progress reports.
  • Contribute to a safe work environment by adhering to OSHA, local safety regulations, and IKEA risk guidelines.
  • Coordinate with other departments, contractors, suppliers, and government agencies.
  • Participate in budget reviews, tender preparations, and review of maintenance contracts.
  • Plan and forecast capital projects and major modifications for equipment longevity.
  • Manage utility systems, including shutdown plans and performance assessments.
  • Perform inspections, develop action plans for comments, and coordinate with mall management on common systems.
  • Follow up on emails, track problems, and find solutions.
  • Maintain contacts with MEP manufacturers and agents.
  • Update utility readings, operational expenses, and consumption data.
  • Ensure all services align with safety, cost, and quality standards.
  • Follow and conform to HSE policies at all times.
  • Support safety drills and evacuation procedures.
  • Manage major tests like generator load tests, blackout tests, fire pump tests, etc.
  • Collect quotations, compare offers, and select the best options.
  • Support maintenance of store conditions, kitchen systems, and HVAC settings.
  • Manage BMS & FAS systems with suppliers' support.
  • Prepare checklists and inspection forms for major systems.
  • Manage firefighting systems and vertical transportation systems.
  • Oversee the maintenance and repair of shutters and sliding doors.

Required skills to be successful

  • Proficient in CAFM software and Microsoft Office Suite.
  • Proficient in AutoCAD and data analysis software.
  • Knowledge of attendance systems like Navision.
  • Strong leadership and strategic thinking skills.

What equips you for the role

  • Supervisory experience in maintenance.
  • Familiarity with chilled water systems, energy transfer stations, HVAC, firefighting, electrical systems, and building management systems.
  • Knowledge of OSHA, HSE, and local/international codes (NFPA, IEC, IBC, etc.).
  • Experience with tendering processes and sustainability development.
