Job Purpose:
The Leasing Manager – Retail is responsible for overseeing all leasing, operational, financial, and compliance activities related to retail properties. This role serves as the landlord’s representative and ensures strategic leasing execution, tenant relations, asset performance, and regulatory compliance are maintained at high standards. The Leasing Manager plays a key role in marketing, lease negotiations, occupancy management, and supervising facility management services.
Key Accountabilities:
- Develop and execute strategic leasing plans to achieve targeted occupancy and rental revenue across assigned retail properties.
- Identify, target, and secure suitable retail tenants in alignment with the asset positioning and market trends.
- Negotiate lease terms, including rental rates, rent-free periods, and commercial clauses in compliance with company policy.
- Calculate and present Net Effective Rent (NER) to reflect accurate lease terms, concessions, and market competitiveness.
- Manage lease renewals, relocations, expansions, and subleasing activities to optimize asset performance.
- Monitor retail tenant performance and provide recommendations to enhance sales, profitability, and alignment with brand standards.
- Lead property viewings, tenant presentations, and lease negotiations through to execution.
- Collaborate with legal, finance, operations, and design teams to ensure timely and accurate lease documentation and fit-out processes.
- Coordinate with third-party vendors for facilities, security, cleaning, and maintenance to ensure tenant satisfaction and proper asset upkeep.
- Conduct regular market research and benchmarking to inform rental pricing, retail trends, and competitor analysis.
- Prepare and present leasing reports, forecasts, and dashboards to management.
- Ensure compliance with local regulations, health & safety standards, and property management best practices.
- Maintain updated records of leases, rent rolls, occupancy status, and relevant legal documents.
Reporting:
- Prepare unit reports timely and accurately and to meet Asteco’ requirements, policies and quality standards.
Frameworks, Boundaries & Decision-Making Authority:
- Assigned portion of the portfolio
Education, Experience, Skills and Competencies:
Education:
- Bachelor’s degree in business, Real Estate, or related field; MBA preferred.
Experience and Skills:
- Minimum 8–10 years of experience in retail leasing or property management, with a proven track record in tenant negotiation and asset performance.
- Strong understanding of commercial lease structures, property operations, budgeting, and reporting.
- Excellent communication, negotiation, and leadership skills.
- Proficiency in ERP systems and financial modeling.
- Knowledge of legal and compliance requirements in real estate.
- Sound Knowledge of the UAE Rental Property
- Bi-lingual in English/Arabic
