Job description

We are seeking a highly motivated and entrepreneurial Holiday Homes Manager to lead operations for our growing portfolio of short-term rentals in Dubai. The ideal candidate will be a hands-on leader with a passion for hospitality a knack for process optimization and a proven ability to deliver a seamless and memorable guest experience. This is a multi-functional role that is crucial for our growth requiring someone who thrives in a fast-paced startup environment and is driven by both operational excellence and customer satisfaction.

Key Responsibilities:

Guest & Relationship Management

  • Oversee the entire guest journey from pre-booking inquiries to post-stay follow-ups.
  • Handle daily guest communications across all channels (Airbnb WhatsApp etc.) addressing bookings special requests and any issues that arise promptly and professionally.
  • Maintain strong relationships with guests to encourage repeat bookings and positive reviews fostering a 5-star guest experience and a Superhost status.
  • Act as the main point of contact for homeowners and suppliers providing clear communication on occupancy revenue and property maintenance.
  • Develop and maintain relationships with key partners including tourist offices and car rental agencies to offer guests enhanced services and create new revenue streams.

Operations & Process Optimization

  • Develop and implement Standard Operating Procedures (SOPs) for all operational aspects including property turnover inventory management and guest support.
  • Manage and optimize daily operations from check-in/check-out processes (including smart locks or in-person key handovers) to on-call support systems.
  • Ensure properties are always guest-ready by coordinating with housekeeping and maintenance teams.
  • Coordinate with suppliers for essential amenities linens and furnishings to ensure a high standard of quality across all units.

Listing Pricing & Portfolio Growth

  • Manage all property listings across Online Travel Agencies (OTAs) like Airbnb and using channel management software (e.g. Guesty Hostaway).
  • Implement a dynamic pricing strategy using market research and tools like PriceLabs to maximize revenue and occupancy.
  • Write compelling and high-quality listing content optimizing descriptions and photos to attract and convert bookings.
  • Identify and pursue opportunities to expand the portfolio by networking with landlords brokers and real estate agents.

Compliance & Documentation

  • Handle all aspects of DTCM license registration and ensure every unit complies with Dubais short-term rental laws.
  • Track and reconcile tourism fees guest IDs and other required documentation for reporting.

Requirements

  • A minimum of 9 years of hands-on experience in short-term rentals and hospitality with strong experience in the Dubai market.
  • Deep knowledge of Airbnb operations and DTCM holiday home regulations.
  • Proven experience with Property Management Systems (PMS) and channel managers (e.g. Guesty Hostaway).
  • Exceptional communication skills in English (Arabic is a plus).
  • A self-starter with an entrepreneurial mindset comfortable working independently in a fast-paced startup environment.
  • A valid UAE Driving License is preferred.

Nice to Have:

  • Previous experience working in a startup or small business.
  • Familiarity with digital collaboration tools like Notion or Google Workspace.
  • Experience with guest messaging automation or CRM tools.
