Job summary

Ayedh Dejem Group is seeking a Head of Real Estate / Asset Management to oversee property operations and asset management strategies. The ideal candidate will have extensive experience in leasing and property management, alongside strong leadership and strategic planning skills. This full-time role requires a deep understanding of real estate markets and asset management principles, aiming to maximize returns and minimize risks.

Qualifications

  • Minimum 9-15 years of experience in leasing and property management.
  • Strong proficiency in English & Arabic.
  • Experience in developing KPIs and managing budgets.

Job Purpose

The Head of Real Estate / Asset Management Responsible for managing all activities related to the operations management for ADG’s properties and oversee the proper execution of all property maintenance activities This includes managing a team and other support staff to ensure the optimal performance of the real estate portfolio, maximizing returns, and minimizing risks. The candidate should have a deep understanding of real estate markets, asset management principles, and a proven track record of delivering results in a fast-paced and dynamic environment.

  • Develop the objectives & KPIs for the Department, monitor the operating results, and ensure that appropriate measures are in place to achieve targeted objectives, reduce risk and make accurate decisions.
  • Collaborate with the investment team to develop and implement a comprehensive real estate asset management strategy that aligns with the organization's overall investment objectives.
  • Identify opportunities to optimize asset performance, improve cash flow, and enhance returns.

Budget & Cost Control

  • Develop the Department’s annual budget and ensure maintaining costs and expenditures within the set budget.
  • Oversee the financial performance of the real estate portfolio, including budgeting, forecasting, and financial reporting.
  • Develop Policies & Processes for the Department in line with ADG’s standards and other applicable laws and regulations.
  • Provide input and recommend continuous improvement as per leading practices taking into account ‘international best practice’ changes in international standards and changes in the business environment which demand proactive action plans.
  • Conduct research on market trends, economic conditions, and other factors that may impact the real estate portfolio.

People Management

  • Identify the manpower requirements for the Department and ensure hiring a highly professional and knowledgeable workforce.
  • Conduct annual performance appraisal for subordinates and recommend salary increments and promotions accordingly.
  • Identify the training needs of employees and ensure training & development initiatives are successfully delivered and provide feedback to the Direct Manager.
  • Delegate responsibilities and assign tasks to subordinates to facilitate performing different tasks and work-related activities.
  • Manage subordinates' attendance and leaves to ensure complying with ADG’s attendance policy, as well as the availability of proper replacement during subordinates' leaves.

Strategic Reports

  • Prepare reports covering the main activities required by the job role such as properties’ performance reports or other customized reports as requested by the Direct Manager.
  • Manage all Asset Management activities and ensure its optimal performance according to agreed-upon standards and terms.
  • Ensure lease contracts are signed with the tenants and confirm all leases and corresponding paperwork are completed.

Leasing Operations

  • Manage all aspects of leasing operations from contract execution to property handover and ensure prompt resolution of issues.
  • Ensure all maintenance activities for all properties are completed in a timely manner.
  • Conduct analysis on leasing trends and recommend leasing tenancy rates to maximize occupancy.
  • Ensure achievement of performance against leasing targets and review the progress of leasing activities with the team on a regular basis.
  • Develop effective relations with all tenants & leasing agents through property management companies to ensure they are aware of their rights and responsibilities.
  • Resolve any issues escalated by tenants which are not resolved through the property management company.
  • Oversee the monitoring of the current & future vacancies to proactively react to future occupancy needs.
  • Perform ad-hoc and other duties related to the job as assigned by the Direct Manager.

Education Qualifications and Certifications

  • Bachelor's or Master's degree in Real estate, Business Administration, Finance, or Engineering.
  • PMP certification / Diploma in Real Estate Development from reputed institute

Work Experience

  • Minimum Experience of 9-15years of experience in the field of leasing and property management.
  • Knowledge of Yardi software will be more preferable.

Language Skills

  • Strong Proficiency in English & Arabic.
