About Our Client

Our client is one of the top real-estate developers in the UAE specializing in building communities through various real estate projects with 30 years of presence.

We're looking for an Accounts Manager to join our team in Dubai, United Arab Emirates.

Key Responsibilities:

1. Manage and oversee all accounting functions, including accounts payable, accounts receivable, payroll, and financial reporting for multiple businesses.
2. Prepare and review monthly, quarterly, and annual financial statements for properties and the overall business.
3. Supervise the general ledger accounting, ensuring accurate recording of all transactions.
4. Coordinate and prepare property-specific reports, including profit and loss statements, cash flow analysis, and occupancy rates.
5. Oversee the billing and collections process for tenants, ensuring timely payments and resolving discrepancies.
6. Ensure accurate property management fee calculations, including commissions, leasing costs, and maintenance expenses.
7. Manage and maintain tenants and lease data in accounting systems and lease renewals.
8. Review and process journal entries, ensuring compliance with accounting principles and business-specific regulations.
9. Assist in the preparation of annual budgets and forecasts for each property and business unit.
10. Conduct regular account reconciliations, including bank reconciliations, tenant balances, and vendor accounts, to ensure accuracy.
11. Manage tax filings related to real estate transactions, including property tax, sales tax, and income tax compliance.
12. Supervise and mentor junior accounting staff, providing guidance, training, and performance feedback.
13. Collaborate with internal teams such as property managers, legal, and external auditors to ensure the smooth financial operation of the business.
14. Implement and monitor internal controls and procedures to ensure compliance with company policies and industry standards.
15. Prepare for and support year-end audits, ensuring all necessary schedules and supporting documentation are provided.
16. Provide regular financial reports and insights to senior management, helping guide decisions on property investments, acquisitions, and disposals.
17. Analyze and report on financial performance, highlighting variances and recommending corrective actions where necessary.

Qualifications:

1. Must be certified Chartered Accountant (CA).
2. 4-5 years of accounting experience, with at least 2 years in development, real estate accounting or property management.
3. Strong knowledge of real estate accounting, including property management, lease structures, CAM charges, and depreciation methods.
4. Proficiency in accounting software and Microsoft Excel.
5. Solid understanding of specific financial regulations.
6. Proven leadership and management experience, with the ability to oversee a team and foster collaboration across departments.
7. Strong analytical and problem-solving skills, with the ability to interpret financial data and make informed decisions.
