Job Overview :

The Head of Development will be responsible for overseeing the entire lifecycle of real estate development projects, from conceptualization to execution and delivery. This role requires a strong strategic vision, project management expertise, and the ability to coordinate with internal and external stakeholders to drive successful project completion. The ideal candidate will lead site acquisition, feasibility studies, design, construction, and financial oversight to ensure high-quality, timely, and profitable project execution.

Key Responsibilities :

• Develop and implement strategic plans for new real estate development projects aligned with business objectives.
• Conduct market research and feasibility studies to evaluate site potential, cost projections, and investment returns.
• Lead and oversee land acquisition, zoning approvals, and regulatory compliance processes.
• Work closely with architects, contractors, and consultants to optimize design, quality, and project execution.
• Establish and manage project timelines, budgets, and milestones to ensure timely delivery.
• Conduct and oversee feasibility analysis, assessing project viability, financial returns, and risk factors.
• Monitor and control costs, cash flow, and financial forecasting to maintain project profitability.
• Drive contract negotiations and vendor management to ensure cost-effective procurement and execution.
• Collaborate with internal teams including sales, marketing, and finance to align development plans with business goals.
• Ensure compliance with health, safety, and environmental standards in all projects.
• Manage risk assessment and mitigate potential project delays or budget overruns.
• Provide leadership to development teams, mentoring and guiding them to achieve operational excellence.

Qualifications & Experience :

• Bachelor’s degree in real estate development, Civil Engineering, Architecture, Urban Planning, or a related field (master’s degree preferred).
• 10+ years of experience in real estate development, with at least 5 years in a leadership role.
• Proven track record in managing large-scale residential, commercial, or mixed-use projects.
• Strong expertise in project management, land acquisition, feasibility studies, and financial modelling.
• Excellent understanding of UAE real estate regulations, zoning laws, and construction standards.
• Strong leadership, negotiation, and stakeholder management skills.
• Proficiency in project management tools and financial analysis software.
• Ability to handle multiple projects and deliver within deadlines and budget constraints.
