Miral Experiences is seeking a Hard Services Senior Manager to lead the strategic and operational hard services for our iconic Abu Dhabi facilities. You will oversee HVAC, electrical, fire life safety, water treatment, and related systems, while guiding engineering and maintenance teams and managing contractors.

The role requires strategic budgeting, CAPEX oversight, and a drive for continuous improvement across facilities operations, aligned with safety and regulatory standards.

Qualifications

• Degree or professional qualification in Mechanical, Electrical, Civil Engineering, Facilities Management, or a related discipline.
• Minimum 10 years of experience within facilities engineering, maintenance, or hard services operations.
• Minimum 5 years of leadership experience managing engineering, maintenance, or facilities teams.
• Strong experience managing contractors, vendors, and service agreements.
• Experience managing maintenance budgets, operational expenditure, and CAPEX projects.

Responsibilities

• Lead and manage all hard services operations and maintenance activities.
• Develop and implement preventive, corrective, and predictive maintenance strategies.
• Oversee the operation and maintenance of HVAC, plumbing, drainage, electrical, fire protection, irrigation, water treatment, and associated building systems.
• Manage departmental budgets, expenditure, and cost-saving initiatives.
• Lead engineering, facilities, and maintenance teams to achieve operational and business objectives.
• Monitor maintenance KPIs and drive continuous improvement initiatives.
• Ensure effective management of CMMS systems, maintenance schedules, and asset records.
• Manage third-party contractors, vendors, service providers, and maintenance contracts.
• Review and approve maintenance plans, SOPs, permits to work, and work completion certificates.
• Oversee spare parts inventory and asset management processes.
• Support the delivery of refurbishment, enhancement, and CAPEX projects.
• Participate in facility and attraction design reviews, installations, testing, and commissioning activities.
• Ensure compliance with all health, safety, environmental, and regulatory requirements.

About the Role

The Hard Services Senior Manager is responsible for the strategic and operational management of all hard services activities, ensuring the safe, efficient, and reliable operation of facilities, attractions, and supporting infrastructure.

This role oversees the maintenance of HVAC systems, electrical and plumbing services, fire life safety systems, water treatment systems, irrigation networks, kitchen equipment, civil works, and other critical assets. The successful candidate will lead engineering and facilities teams, manage contractors and service providers, oversee maintenance budgets and CAPEX projects, and drive continuous improvement across all facilities operations.

Key Responsibilities

• Lead and manage all hard services operations and maintenance activities.

• Participate in Duty Manager responsibilities as required.

Qualifications & Experience

• Degree or professional qualification in Mechanical, Electrical, Civil Engineering, Facilities Management, or a related discipline.
• Minimum 10 years of experience within facilities engineering, maintenance, or hard services operations.
• Minimum 5 years of leadership experience managing engineering, maintenance, or facilities teams.
• Strong experience managing contractors, vendors, and service agreements.
• Experience managing maintenance budgets, operational expenditure, and CAPEX projects.
• Strong leadership, communication, and stakeholder management skills.

Technical Expertise

Candidates must possess hands-on knowledge and experience in several of the following areas:

• HVAC systems (AHU, FAHU, FCU and associated equipment)
• Building Management Systems (BMS)
• Pumping systems
• Water treatment systems
• Aquatics and fountain systems
• Heat exchangers and boiler systems
• Fire suppression and firefighting systems
• Electrical infrastructure and building services
• Asset management and maintenance planning

Preferred

• Certified Facilities Manager (CFM) or equivalent certification.
• Experience within theme parks, leisure attractions, hospitality, large-scale entertainment venues, or complex mixed-use environments.
• Experience with CMMS platforms such as Maximo, CAFM, or similar systems.
• Knowledge of project management methodologies.
• AutoCAD proficiency.
• Experience leading major refurbishment or infrastructure projects.
