Our client, one of the largest developers in the Middle East and North Africa region based in Abu Dhabi, is currently looking for a General Manager who will orchestrate the launch of the largest retail and leisure development in Abu Dhabi. The General Manager will be accountable for the overall P&L and B/S of the Mall. Upon maturity, the focus will be on revenue capacity achievement through realizing optimal tenant mix and contributing to growth as an international tourist destination. This role has mission-critical accountability for creating a “Must-Visit” destination for all tourists, ensuring it is safe, clean, and secure, while also ensuring acceptance as a frequent visit mall for residents. This necessitates planning, coordination, and control of all aspects of shopping mall management, strategies, and activities.
Relationship Management
Serve as the single point of accountability for a 4 billion asset employing over 5,000 directly and indirectly, generating revenue in the order of 400 million. Orchestrate effective relationships across tenants, landlords, customers, cross-functional staff, third-party vendors and operators, broader community, regulatory agencies, and bodies to enhance asset credibility, utilization, and value proposition. Serve as the spokesperson of the Mall for all public-facing communications.
P&L Balance Sheet and Strategy Management
Design and execute a 3-5 year asset strategic plan and cascade it down to functional annual business plans driven by period-end KPI management. Final authority for Operational Risk Mitigation and foundation owner of the strategic and business planning processes. Develop and manage service charge and CAPEX budgets for mall operations, plan additional income through commercialization, and manage business model ratios. Asset stewardship over high-value ratios. Analyze, prepare variance responses, and sign off on month-end financial and operational reporting packages.
Business Capabilities
Must have P&L start-up experience in retail mega malls. Able to implement an overall strategic vision for the asset. Change responsive with clear and effective cross-functional leadership. Strong knowledge and exposure to the GCC real estate market. 15+ years of experience in asset management with a large asset manager having annual revenue of at least AED 200 million. Mature abstract reasoning skills; incisive and creative within a dynamic working environment. Quality Improvement advocate.
Interpersonal Skills
Ability to liaise, influence, and interact effectively with diverse audiences spanning Commercial, Business Development, and Strategic Planning functions. Effective negotiation competencies; highly networked relationship management skills. “Can-do” attitude; “Deal closer” mentality. Unquestionable integrity and able to operate effectively within uncertainty and ambiguity.
Education
Bachelor's degree in engineering, business, or economics; MBA preferred.
