Job summary

Sourcet Global seeks an experienced Facilities Manager in Abu Dhabi to oversee day-to-day operations, manage EMEA facilities, and coordinate with contractors for preventive maintenance across HVAC, electrical, plumbing and safety systems. You will supervise technicians and ensure compliance with safety standards and local regulations.

The role requires extensive UAE facilities management experience, strong budgeting and negotiation skills, and familiarity with CAFM/CMMS systems.

Qualifications

• Bachelors degree in Mechanical Engineering, Electrical Engineering, Facilities Management or related discipline.
• Certifications (CFM, BIFM, PMP) are a strong advantage.
• Minimum 6–8 years of comprehensive facilities management experience in the UAE with at least 3 years in a managerial capacity.
• Proven background handling mixed portfolios including schools, corporate offices and residential properties.
• Strong knowledge of HVAC, MEP, BMS, fire safety, and fit-out execution.
• Familiar with Abu Dhabi Municipality standards, Civil Defence codes and local regulations, and CAFM/CMMS systems.

Job description

Key Responsibilities

• Oversee the day-to-day operation maintenance and management of company facilities buildings and properties.
• Develop and implement preventive and corrective maintenance plans for buildings MEP systems HVAC electrical plumbing fire and life safety systems and other facilities equipment.
• Conduct regular inspections of facilities and identify maintenance requirements defects safety risks and areas requiring improvement.
• Coordinate with contractors suppliers consultants and service providers for maintenance repair cleaning security pest control landscaping waste management and other facility-related services.
• Monitor contractors and ensure that works are completed safely on time and according to agreed specifications and quality standards.
• Manage maintenance contracts service agreements warranties and annual maintenance schedules.
• Obtain and evaluate quotations for facility-related works and services and make recommendations to management based on cost quality and scope of work.
• Monitor facility-related expenses and ensure that maintenance and operational costs remain within the approved budget.
• Maintain accurate records of maintenance activities service reports asset registers warranties contracts inspections and statutory certificates.
• Ensure all facilities comply with applicable UAE regulations Civil Defence requirements municipality requirements health and safety standards and other relevant authorities.
• Coordinate scheduled inspections testing certification and renewal of facility-related permits and certificates.
• Respond promptly to emergency maintenance issues breakdowns and facility-related incidents.
• Establish and monitor preventive maintenance schedules to minimize equipment breakdowns and operational disruptions.
• Supervise facility technicians maintenance personnel and outsourced service providers.
• Allocate tasks monitor performance and ensure that maintenance teams follow proper procedures and safety practices.
• Coordinate facility requirements for offices residential properties schools nurseries and other company locations as required.
• Liaise with tenants employees school/nursery management property teams and other stakeholders regarding facility-related concerns.
• Review utility consumption and identify opportunities to improve energy and operational efficiency.
• Assist management with facility improvement renovation fit-out refurbishment and expansion projects.
• Review technical scopes of work and ensure contractors deliver according to approved requirements.
• Maintain proper documentation and reporting on facility performance maintenance activities outstanding issues and completed works.
• Prepare regular facility management reports for senior management including maintenance status major issues expenses contractor performance and planned works.
• Ensure all facility activities are carried out in accordance with company policies and health and safety procedures.
• Perform other facilities and operational duties as assigned by management.

Requirements

• Bachelors degree in Mechanical Engineering Electrical Engineering Facilities Management or a related discipline. Professional certifications (e.g. CFM BIFM PMP) are a strong advantage.
• Minimum 68 years of comprehensive facilities management experience in the UAE with at least 3 years in a managerial capacity.
• Proven background handling mixed portfolios ideally including educational institutions (schools/nurseries) corporate offices and residential properties.
• Strong working knowledge of commercial HVAC systems MEP networks BMS fire alarm/firefighting infrastructure and fit-out execution.
• Deep familiarity with Abu Dhabi Municipality standards UAE Civil Defence fire and safety codes and local utility regulations.
• Commercial negotiation skills proactive crisis management structured team leadership and proficiency in CAFM/CMMS systems.
