Job description

Job Purpose: The Facility Management Engineer will be responsible for managing all aspects of civil and MEP maintenance across a portfolio of residential, commercial, and industrial properties. This role includes preparing properties for tenant move-in, inspecting properties post-tenant move-out, and ensuring all restoration work is completed as needed. The role requires coordination with contractors, close collaboration with supervisors and technicians, and adherence to regulatory standards for a well-maintained and compliant property portfolio.

Key Responsibilities:

  1. Maintenance Supervision & Execution: Oversee and manage all civil and MEP maintenance activities across properties to ensure work is completed efficiently, on schedule, and to a high standard. Conduct inspections of apartments, warehouses, shops, and other facilities to ensure compliance with handover conditions before and after tenant occupancy. Prepare cost estimates for any required restoration work if tenant modifications are identified.
  2. Emergency & After-Hours Support: Remain available to attend emergency maintenance needs outside regular duty hours, ensuring swift action on critical issues.
  3. Resource & Work Allocation: Allocate tasks to supervisors and technicians, ensuring proper distribution of workload and completion of tasks within set timelines. Monitor usage of materials and tools to prevent any misuse, wastage, or loss, implementing inventory controls as needed.
  4. Compliance & Regulatory Coordination: Maintain compliance by liaising with regulatory bodies such as DEWA (Dubai Electricity & Water Authority) and DCD (Dubai Civil Defence). Ensure the timely renewal of required certifications and NOCs to keep properties operational and compliant.
  5. Project & Soft Services Management: Oversee all maintenance projects, monitoring performance to ensure adherence to safety and quality standards. Manage all soft services such as cleaning, landscaping, and other property upkeep tasks, taking prompt action to resolve any service-related issues.
  6. Material & Subcontractor Management: Manage the purchase of maintenance materials, track inventory, and source reliable subcontractors when necessary to meet project requirements.
  7. Cost Control & Documentation: Regularly report maintenance costs, suggest areas for cost control, and manage budgets effectively. Maintain up-to-date property drawings, layouts, and regulatory documents as requested by management and the leasing department.

Desired Candidate Profile:

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, Civil Engineering, or a related field.
  • 5+ years of experience in facility management, with a proven track record in managing civil and MEP maintenance in residential, commercial, or industrial properties.
  • Strong knowledge of MEP systems, building codes, and safety regulations.
  • Excellent project management, organizational, and problem-solving skills.
  • Strong communication and interpersonal skills, with the ability to effectively coordinate with contractors, supervisors, technicians, tenants, and regulatory bodies.
  • Proficiency in using facility management software and MS Office Suite.
