Job summary

Aldar Estates is seeking a Field Supervisor to oversee FM, Capex, and Opex across its Grade A commercial office and retail portfolio in Abu Dhabi. You will ensure safety, timeliness, scope adherence, and quality, coordinating with FM providers and contractors to deliver high standards of operation.

You will inspect and supervise refurbishments, maintenance, and occupancy handovers, while ensuring regulatory compliance and efficient cost control.

Qualifications

• Bachelor's degree in mechanical engineering, Electrical Engineering, Facilities Management, or related discipline.
• Technical certifications in HVAC, Electrical, Fire & Life Safety, or related fields are advantageous.

Responsibilities

• Provide field supervision, inspection, and verification of FM, Capex, and Opex activities across Grade A portfolio.
• Supervise assigned teams and monitor contractor performance and costs.
• Coordinate with FM providers for defects, DLP, testing & commissioning, and handovers.
• Inspect MEP and life-safety systems for performance and compliance.
• Monitor PPМ and reactive maintenance activities and review invoices.

Provide field supervision, inspection, and verification of FM, Capex, and Opex activities across a Grade A commercial office and retail portfolio, ensuring works are delivered safely, on time, within scope, and to required quality standards.

Key Accountabilities

Strategic & Operational Support

• Support departmental objectives through effective execution of FM activities and projects.
• Supervise and guide assigned teams while promoting compliance, development, and company values.
• Monitor operational costs, budgets, and contractor performance.
• Ensure adherence to HSE, policies, procedures, and regulatory requirements.
• Contribute to continuous improvement initiatives and accurate reporting.

Facilities Operations

• Coordinate with FM providers and contractors to manage building defects, DLP activities, testing & commissioning, and handovers.
• Support tenant move-ins, move-outs, and leasing handovers.
• Conduct regular inspections to ensure buildings maintain Grade A standards of appearance, cleanliness, safety, and functionality.
• Verify completion and quality of maintenance activities, reactive works, and service request.

Maintenance & Contractor Management

• Monitor Planned Preventive Maintenance (PPM) and reactive maintenance activities.
• Inspect MEP and life-safety systems to ensure performance and compliance.
• Review contractor quotations, variations, work completion reports, and supporting documentation.
• Verify invoices and recommend works for approval and payment.

Capex & Project Supervision

• Provide on-site supervision of refurbishment, Capex, and Opex projects.
• Monitor project progress, quality, safety, costs, and compliance with approved specifications.
• Support project close-out activities, including as-built drawings, warranties, and O&M documentation.

Fit-Out Management

• Inspect tenant fit-out works to ensure compliance with approved designs, landlord standards, and authority regulations.
• Coordinate permits, site access, and contractor activities.
• Provide technical input on fit-out drawings, MEP loads, and feasibility assessments.

Utilities & Compliance

• Monitor utility consumption and identify opportunities for energy optimization.
• Support sustainability and energy-saving initiatives.
• Ensure all statutory certifications and authority approvals remain valid and up to date.
• Maintain compliance trackers and coordinate renewals.

Education

• Bachelor's degree in mechanical engineering, Electrical Engineering, Facilities Management, or related discipline.
• Technical certifications in HVAC, Electrical, Fire & Life Safety, or related fields are advantageous.

Experience & Skills

• 6+ years of Facilities Management experience, including 2+ years in a site supervision or field engineering role.
• Experience managing and inspecting FM, Capex, refurbishment, and maintenance works.
• Knowledge of commercial office and retail fit-out processes.
• Familiarity with CAFM systems (Maximo, MRI, SAP).
• Strong knowledge of MEP systems, maintenance practices, and statutory compliance.
• Proficient in MS 365 and AI tools such as Copilot and ChatGPT.
• UAE Driving License required.
