Job description

Job Summary:

We’re seeking a highly skilled and experienced Facilities Manager to oversee the operations, maintenance, and infrastructure of a large-scale workforce accommodation complex. The ideal candidate will have a solid background in managing community-style developments—such as worker housing facilities, townships, or mixed-use compounds—and a proven ability to coordinate with multiple stakeholders to ensure efficient, reliable day-to-day operations.

Key Responsibilities:

  1. Oversee daily maintenance and operation of the city infrastructure including HVAC, electrical systems, fire safety, elevators/escalators, plumbing, and general upkeep.
  2. Coordinate and supervise all service contractors (housekeeping, security, landscaping, pest control, catering etc.) ensuring compliance with SLAs.
  3. Ensure efficient and effective deployment of resources and staff, delivering a culture of service excellence across the city.
  4. Manage preventative and corrective maintenance schedules to minimize downtime and ensure optimal functioning of all systems.
  5. Monitor energy consumption and utilities; identify opportunities for cost saving and sustainability initiatives.
  6. Liaise with tenants for maintenance and repair-related issues, ensuring minimum disruption to their operations.
  7. Implement health and safety protocols in accordance with local regulations and best practices.
  8. Manage budgets related to facilities, maintenance, and CAPEX projects.
  9. Handle emergencies (e.g. power outages, fire alarms, etc.) with prompt response and resolution.
  10. Conduct regular inspections and audits to ensure high standards of cleanliness, safety, and operational efficiency.
  11. Prepare reports for management including status updates, maintenance logs, incident reports, and vendor evaluations.

Requirements:

Qualification & Experience:

  1. Bachelor's degree in Engineering (Mechanical/Electrical/Civil) or a related field.
  2. Minimum 5 years of Gulf experience in managing large-scale workforce accommodation or residential facilities, with strong knowledge of budgeting, KPI setting, CAFM systems, workforce management, and day-to-day operations.
  3. Strong knowledge of building systems (HVAC, Electrical, Fire Safety, BMS, etc.).
  4. Familiarity with local compliance and regulatory requirements.
  5. Excellent leadership, communication, and negotiation skills.
  6. Demonstrated commercial acumen and experience in budgeting and procurement.
  7. Strong problem-solving and crisis management abilities.
  8. Fluent in English, with strong communication and interpersonal skills.
  9. Proficient in MS Office and facility management software.
