Job summary

Al Fattan Properties seeks a Facilities Management Engineer - MEP to take hands-on responsibility for safe, reliable, and efficient operation of building assets and MEP systems. The candidate should have 5–8 years of FM/building services experience, CAFM/CMMS and BMS familiarity, and fluent Arabic and English.

Qualifications

Responsibilities

• Manage day-to-day operation and maintenance of building facilities and MEP systems.
• Monitor HVAC, electrical, plumbing, fire, BMS, pumps, generators and other services.
• Ensure preventive and corrective maintenance is completed on time and to standards.
• Conduct regular inspections, identify defects and drive corrective actions to closure.
• Diagnose failures and implement permanent solutions.
• Supervise FM contractors and hold them accountable for scope, SLA, safety, and response times.
• Review technical reports, quotations, and completed works.
• Verify workmanship and reject substandard work.
• Support refurbishment, equipment replacement and minor projects.
• Maintain asset registers, warranties, drawings and certificates.
• Ensure compliance with HSE, permits, inspections and regulations.
• Prepare maintenance reports highlighting risks and required decisions.
• Identify opportunities to improve reliability, energy efficiency and lifecycle costs.

Position Overview:

We are seeking a Facilities Management Engineer - MEP to take hands‑on responsibility for the safe, reliable, and efficient operation of building assets and MEP systems.

The role will oversee preventive and corrective maintenance, technical inspections, fault diagnosis, contractor performance, minor works, and statutory compliance. The successful candidate must be technically competent, site‑focused, decisive, and accountable for closing issues—not simply reporting them.

Key Responsibilities:

• Manage the day‑to‑day operation and maintenance of building facilities and MEP systems.
• Monitor and maintain HVAC, electrical, plumbing, fire/life‑safety, BMS, pumps, generators, and other critical building services.
• Ensure preventive and corrective maintenance is completed on time, correctly, and to required standards.
• Conduct regular technical inspections, identify defects and risks, and drive corrective actions through to closure.
• Diagnose equipment failures, identify root causes, and implement practical and permanent solutions.
• Supervise FM contractors and specialist service providers and hold them accountable for scope, SLA, quality, safety, and response times.
• Review technical reports, quotations, method statements, maintenance proposals, and completed works.
• Verify contractor workmanship and reject incomplete or substandard work.
• Support refurbishment, fit‑out, equipment replacement, and minor improvement projects.
• Maintain accurate asset registers, maintenance records, warranties, drawings, certificates, and technical documentation.
• Ensure compliance with HSE requirements, permit‑to‑work procedures, statutory inspections, and applicable regulations.
• Prepare concise technical and maintenance reports, highlighting risks, failures, outstanding actions, and required decisions.
• Identify opportunities to improve asset reliability, energy efficiency, maintainability, and lifecycle costs.

Qualifications & Experience:

• Bachelor's degree in Mechanical / Electrical / MEP Engineering or a related discipline.
• 5-8 years of relevant facilities management / building services experience.
• Strong hands‑on knowledge of MEP systems and building maintenance.
• Proven experience supervising FM contractors and specialist service providers.
• Experience with CAFM/CMMS and BMS systems is preferred.
• Good working knowledge of HSE, preventive maintenance, permit‑to‑work, and statutory compliance requirements.
• Experience in commercial, residential, hospitality, retail, or mixed‑use facilities is preferred.
