Job description

Role Description:

The position is responsible to achieve safe, consistent and excellent delivery of all FM services in accordance with contractual SLAs and KPIs.

Quality service and continuous improvement to achieve and retain company’s set goal on customer service.

FM Engineer is responsible for coordinating & assisting Tradesman /workers for carrying out periodic site / maintenance work progress in all day to day activities, ensuring all technical works in accordance with specification and project management manual.

Responsibilities:

  • To deliver maintenance and housekeeping activities for the assigned portfolios as per the agreed terms and condition and scope of work
  • To ensure the services are provided as per the SLAs and KPIs
  • To prepare and monitor statutory planner and ensure the services are executed as per the agreed planner.
  • To conduct daily walk arounds for portfolios and proactively resolve issues to ensure snag free building.
  • To make sure the systems installed in buildings are working in good condition to ensure resident comfort and client satisfaction.
  • To follow up for the rectification of snags
  • To ensure the assets are maintained in prime condition and free from any discrepancies.
  • To report any discrepancy observed in the asset to the Operation Manager and client.
  • To prepare daily, weekly and monthly report for the assigned portfolios mentioning updates for the activities carried out on site.
  • To ensure five energy saving initiatives are taken per year or at least 5% reduction in the energy bill compared to last year for the assigned portfolios.
  • To ensure the assigned portfolios comply with all government regulations.
  • To monitor and ensure the planned preventive maintenance activities are executed as per the planner approved by Operation Manager.
  • To report any incident happened on site to the management and client as per the Escalation Matrix.
  • To execute the variation job as per the agreed terms and conditions under LPO.
  • To prepare detailed asset register for the assigned portfolios.
  • To ensure proper documentation on site (Maintenance Reports and Statutory Compliance Reports).
  • Direct liaison with the Client, or Clients Representative wherever necessary.
  • To coordinate with document controller for preparation of quotation for variable jobs as per the procedure set by the Operation Manager.
  • To prepare and monitor daily attendance of the staff assigned to the portfolios.
  • To respond to residents and client queries related to portfolios.
  • To act as single point of contact for client and management for assigned portfolios.
  • To ensure all maintenance activities are done in accordance with HSEQ policies and procedures.
