Job description

Job Purpose

  • Maintain all Electrical (HV & LV) systems.
  • Manage the strategic direction of facilities and engineering services, coordinating with outsourced service providers to ensure safety and performance throughout the property.

Roles, Responsibilities, Duties

  1. Maintain Low Voltage (LV) Systems, if covered in-house.
  2. Implement Electrical Preventive Maintenance as per regulatory standards.
  3. Prepare reports and documents for LV Planned Preventive Maintenance (PPM), Corrective, and Reactive Maintenance.
  4. Monitor & control specialized contractors for High Voltage (HV) assets such as switchgear, transformers, DC systems, and backup power assets like UPS & generators.
  5. Plan, schedule, and review daily operational and maintenance activities for all MEP systems, ensuring optimal performance.
  6. Ensure delivery of site services in line with Service Level Agreements (SLAs) and Key Performance Indicators (KPIs).
  7. Supervise site activities and ensure contract adherence.
  8. Coordinate with clients, the FM or Workplace manager, and communicate effectively with the team.
  9. Oversee subcontractors’ work, including risk assessments and method statements.
  10. Organize and monitor building MEP maintenance and installation works, including inspections.
  11. Prepare and submit routine and special reports related to maintenance and operations.
  12. Provide technical support to project teams to ensure quality control.
  13. Manage and supervise team activities, ensuring optimal resource utilization.
  14. Prepare and review quotations and estimates, liaising with technicians for accuracy.
  15. Adhere to health and safety policies and practices.
  16. Work flexible shifts, including standby duties and emergency call-outs.
  17. Conduct daily to monthly inspections around building areas.
  18. Manage site documentation and prepare operation reports.
  19. Supervise and motivate staff to maintain performance standards.
  20. Oversee installation, maintenance, and repair of equipment.
  21. Monitor work standards and schedules through regular inspections.
  22. Ensure contractual scope and service delivery are met on time.
  23. Handle administrative and clerical responsibilities as required.
  24. Respond promptly to reactive issues and provide progress reports.
  25. Identify training needs and develop training schedules for team members.
  26. Maintain store inventory, including materials requisition and delivery.
  27. Track work orders, materials, and time using SAP.
  28. Develop risk schedules and mitigation measures.
  29. Manage client payments and pending approvals.
  30. Coordinate with other teams to ensure work requests are completed satisfactorily.
  31. Monitor daily work hours and resource allocation.
  32. Manage defect liability period for new projects, including asset management, snag reports, and follow-ups.
  33. Prepare risk assessments, method statements, and safety plans in coordination with HSE.
  34. Coordinate absence coverage for site engineers.
  35. Ensure staff hygiene and cleanliness standards are maintained.

Education & Qualifications

  • Diploma or Bachelor's Degree in Electrical Engineering (preferred).
  • Professional certifications related to FM are advantageous.

Strong knowledge of Health, Safety, and Environmental regulations and responsibilities.

Experience

  • 6-9 years of relevant FM industry experience.
  • Experience in installation, maintenance, and repair in large commercial premises.
  • Proficiency with maintenance and FM services.
  • Experience with CAFM systems.
  • Knowledge of workplace health and safety policies and practices.
  • Experience with risk assessments, permit-to-work systems, and water treatment management.

Experience in residential, commercial, or retail property management is preferred.
