Job Purpose
- Maintain all Electrical (HV & LV) systems.
- Manage the strategic direction of facilities and engineering services, coordinating with outsourced service providers to ensure safety and performance throughout the property.
Roles, Responsibilities, Duties
- Maintain Low Voltage (LV) Systems, if covered in-house.
- Implement Electrical Preventive Maintenance as per regulatory standards.
- Prepare reports and documents for LV Planned Preventive Maintenance (PPM), Corrective, and Reactive Maintenance.
- Monitor & control specialized contractors for High Voltage (HV) assets such as switchgear, transformers, DC systems, and backup power assets like UPS & generators.
- Plan, schedule, and review daily operational and maintenance activities for all MEP systems, ensuring optimal performance.
- Ensure delivery of site services in line with Service Level Agreements (SLAs) and Key Performance Indicators (KPIs).
- Supervise site activities and ensure contract adherence.
- Coordinate with clients, the FM or Workplace manager, and communicate effectively with the team.
- Oversee subcontractors’ work, including risk assessments and method statements.
- Organize and monitor building MEP maintenance and installation works, including inspections.
- Prepare and submit routine and special reports related to maintenance and operations.
- Provide technical support to project teams to ensure quality control.
- Manage and supervise team activities, ensuring optimal resource utilization.
- Prepare and review quotations and estimates, liaising with technicians for accuracy.
- Adhere to health and safety policies and practices.
- Work flexible shifts, including standby duties and emergency call-outs.
- Conduct daily to monthly inspections around building areas.
- Manage site documentation and prepare operation reports.
- Supervise and motivate staff to maintain performance standards.
- Oversee installation, maintenance, and repair of equipment.
- Monitor work standards and schedules through regular inspections.
- Ensure contractual scope and service delivery are met on time.
- Handle administrative and clerical responsibilities as required.
- Respond promptly to reactive issues and provide progress reports.
- Identify training needs and develop training schedules for team members.
- Maintain store inventory, including materials requisition and delivery.
- Track work orders, materials, and time using SAP.
- Develop risk schedules and mitigation measures.
- Manage client payments and pending approvals.
- Coordinate with other teams to ensure work requests are completed satisfactorily.
- Monitor daily work hours and resource allocation.
- Manage defect liability period for new projects, including asset management, snag reports, and follow-ups.
- Prepare risk assessments, method statements, and safety plans in coordination with HSE.
- Coordinate absence coverage for site engineers.
- Ensure staff hygiene and cleanliness standards are maintained.
Education & Qualifications
- Diploma or Bachelor's Degree in Electrical Engineering (preferred).
- Professional certifications related to FM are advantageous.
Strong knowledge of Health, Safety, and Environmental regulations and responsibilities.
Experience
- 6-9 years of relevant FM industry experience.
- Experience in installation, maintenance, and repair in large commercial premises.
- Proficiency with maintenance and FM services.
- Experience with CAFM systems.
- Knowledge of workplace health and safety policies and practices.
- Experience with risk assessments, permit-to-work systems, and water treatment management.
Experience in residential, commercial, or retail property management is preferred.
