Job Description
The Vice President (VP) of Real Estate Investments in the UAE is a senior leadership role responsible for sourcing, underwriting, and managing high-value real estate transactions across Dubai, Abu Dhabi, and emerging UAE/GCC markets. The VP will drive investment strategy, lead deal execution, and optimize asset performance while working closely with institutional investors, developers, and government entities.
Key Responsibilities
- Investment Strategy & Deal Origination
- Identify and evaluate off-market and publicly listed real estate opportunities (land, income-generating assets, distressed sales, development projects).
- Build relationships with local developers, HNWIs, sovereign wealth funds, and family offices.
- Analyze UAE market trends (supply-demand dynamics, rental yields, pricing trends, Expo 2020 legacy projects, etc.).
- Financial Analysis & Underwriting
- Lead financial modeling (DCF, IRR, equity waterfalls, sensitivity analysis) with UAE-specific assumptions (VAT, service charges, tourism cycles).
- Assess freehold vs. leasehold structures, ownership laws, and exit strategies.
- Prepare investment committee briefings in compliance with UAE corporate governance standards.
- Transaction Execution & Due Diligence
- Oversee legal, technical, and Sharia-compliant due diligence.
- Negotiate MOU, SPA, joint venture agreements, and financing terms with local banks/investors.
- Manage regulatory requirements for transactions in DMCC, DIFC, or ADGM.
- Asset & Portfolio Management
- Develop value-add strategies (repositioning, rebranding, lease restructuring).
- Monitor occupancy rates, rental income, and operating costs for stabilized assets.
- Coordinate with property managers, RERA-certified brokers, and facility management firms.
- Capital Raising & Investor Relations
- Support fundraising efforts for REITs, private equity funds, or syndicated deals.
- Present asset performance to UAE-based and international investors.
- Ensure compliance with UAE Central Bank, ESCA, and other regulatory bodies.
- Leadership & Stakeholder Management
- Lead a team of analysts and associates.
- Liaise with government entities such as Dubai Land Department and Abu Dhabi Urban Planning Council.
- Represent the firm at industry events like Cityscape and Arabian Business forums.
Qualifications & Requirements
Education & Experience
- Bachelor’s degree in Finance, Real Estate, or Business; MBA or CFA preferred.
- 8+ years in UAE/GCC real estate investments, private equity, or development.
- Proven track record of successful transactions in the UAE market.
Technical Skills
- Knowledge of UAE free-zone regulations, ownership laws, and tax implications.
- Extensive UAE/GCC real estate network and transaction experience.
- Fluency in Arabic.
