Responsibilities

  1. Project Planning & Execution: Develop and manage detailed fitout delivery plans aligned with overall program milestones; coordinate with base build teams to ensure smooth interface between shell/core and fitout phases; plan procurement schedules in line with long lead items and sourcing strategies.
  2. Budget & Cost Control: Establish, monitor, and report on fitout budgets; proactively control costs and identify value engineering opportunities; manage contractor contracts and variations in collaboration with commercial and procurement teams.
  3. Team & Stakeholder Leadership: Lead multidisciplinary teams of consultants, architects, contractors, and client representatives; facilitate collaboration with cultural advisors, end users, government authorities, and third-party stakeholders.
  4. Client & Government Liaison: Serve as the main contact for clients and stakeholders; provide structured updates on progress, risks, and mitigation plans; ensure activities comply with local regulations and interface with authorities.
  5. Quality & Compliance: Implement QA/QC procedures; conduct inspections; ensure delivery meets client expectations and design intent; ensure compliance with local codes and standards.
  6. Risk & Interface Management: Identify risks and conflicts; develop mitigation strategies; maintain risk registers and coordinate with PMO.
  7. Sustainability & Digital Integration: Align fitout strategies with sustainability goals; support BIM integration; contribute to as-built models for FM.
  8. Operational Readiness & Handover: Oversee testing, commissioning, and handover; ensure delivery of manuals, asset registers, and training.

Qualifications & Requirements

  • Preferred candidates will have project experience in the UAE, ideally Abu Dhabi.
  • Bachelor’s or Master’s degree in Architecture, Interior Design, Construction Management, or related fields.
  • Minimum 20 years of experience in high-end residential and luxury mixed-use developments, with at least 7 years in a senior leadership role within the UAE.
  • Proven track record delivering high-end commercial, cultural, or public fitout projects.
  • Familiarity with UAE regulations and project environments.
  • Strong leadership, communication, and negotiation skills.
  • PMP or equivalent certification preferred.
  • Proficiency in MS Project, Primavera, or similar tools; familiarity with BIM platforms is advantageous.
  • Ability to adapt to changing conditions and work under pressure.
  • Fluent in English; Arabic skills are a plus.
