Role Summary:
The Senior Manager would be responsible for formulating and implementing a comprehensive financial strategy for the Property Department, focusing on maximizing strategic financial performance, effectively managing substantial operating budgets, and spearheading initiatives that drive sustainable business growth. This role ensures that financial operations and growth strategies align with the department's long-term objectives, enhancing overall value and operational efficiency.
Key Responsibilities:
- Drive the creation and execution of partnerships and business development initiatives aimed at increasing recurring income and tapping into new market opportunities. Develop and execute robust growth strategies to maximize asset value and generate sustainable revenue streams.
- Assume full responsibility for the profitability and financial performance of F&B, Advertising, and Gas assets. Focus on maximizing returns while ensuring efficient resource management and operational excellence.
- Collaborate with the Executive Director of Property to focus on targeted P&L lines within the Properties/Master Communities portfolio, driving enhancements in specific areas to optimize financial results.
- Lead the annual budgeting and long-term forecasting processes, ensuring the alignment of financial strategies with Property's overarching goals and delivering a financially sound 5-year business plan.
- Conduct in-depth financial assessments of potential development projects, including feasibility studies and site evaluations. Prepare comprehensive business cases, investment summaries, and information memorandums to support high-impact decision-making.
- Provide senior leadership with strategic financial insights and data-backed recommendations that support Property's objectives and enhance decision-making effectiveness.
- Facilitate seamless collaboration across property, finance, and marketing teams to ensure alignment between operational plans and the long-term strategic vision for the Property department.
- Oversee partnership negotiations and secure contractual agreements that protect and advance the financial and operational interests of the Property department.
- Manage land bank valuation and cost allocation processes, ensuring accurate updates with masterplan adjustments and aligning with infrastructure needs.
- Enhance and review financial reporting frameworks to ensure accurate and comprehensive insights into asset performance, supporting strategic decision-making.
- Serve as the primary contact for financial audits, providing necessary insights and ensuring a smooth audit process.
- Support Finance in reviewing borrowing agreements and external due diligence and monitor compliance with loan covenants to ensure adherence to financial obligations.
- Partner with the marketing team to create and execute campaigns that align with financial objectives, enhance brand visibility, and increase the market presence of property assets.
- Maintain compliance with departmental policies and company guidelines, ensuring that all operations adhere to the Authorities Manual and established governance frameworks.
- Ensure that all budgets, contracts, change orders, and invoices are accurately recorded and managed within Unifier, providing a reliable foundation for financial insights.
Qualifications:
- Minimum Bachelor in Finance, Accounting, or a related field. An MBA or equivalent advanced degree is preferred.
- CIMA, CGMA, or CPA qualifications is preferred.
- 10-15 years in Finance Business Partnering, with significant experience in master planning feasibilities and strategic financial analysis within property or asset management sectors.
Skills:
- Excellent written, verbal, and listening skills; able to convey complex financial information clearly and concisely.
- Advanced proficiency in financial software, reporting tools, and presentations.
- Strong command of English for accurate, clear, and grammatically correct reporting and correspondence.
