An established industry player is seeking a Construction Manager to oversee on-site activities and ensure projects are completed on time and within budget. Summary
The Construction Manager will oversee and manage all Beyond on-site construction activities, ensuring that work is completed on time, within budget, and in accordance with the approved designs and specifications, and aligns with BEYOND's high-quality standards.
Role
1. Receive all drawings from subcontractors and review them to ensure alignment with project specifications.
2. Oversee day-to-day construction activities on-site, ensuring that the project progresses as per the approved schedule and design.
3. Conduct regular site inspections to monitor the progress and quality of construction work, and report the progress to Project Manager
4. Approve the completion of each construction stage before allowing the next phase to commence.
5. Inspect the delivery of construction materials to ensure they comply with project specifications and quality standards.
6. Conduct inspections at material factories to verify that materials match the approved specifications before they are dispatched and delivered to the site.
7. Monitor and approve materials used on-site, ensuring they meet quality standards and match project requirements.
8. Verify that subcontractors are providing accurate information regarding ready materials and follow up on any discrepancies.
9. Check and coordinate with the procurement team to ensure that finishing items, such as furniture and appliances, match the approved selections.
10. Cross-check final purchased furniture and appliances against the approved list to ensure compliance.
11. Highlight delays to the main contractor and issue delay notification letters, offering possible solutions to resolve the issues promptly.
12. Arrange for inspection meetings to review and approve mock-ups and samples as needed.
13. Act as the consultant in the absence of the consultant for interior design (ID) matters, providing input and resolving issues related to design and construction.
14. Identify, fix, and manage construction snags for projects during the Defects Liability Period (DLP) to ensure timely resolution of issues.
15. Receive snags from property owners through Customer Relationship Management (CRM) and ensure these are addressed and resolved by the relevant teams and subcontractors.
16. Understand and ensure that the project aligns with the company's policies and principles, ensuring compliance with local regulations and industry standards.
17. keep up with changes in construction laws, codes, and regulations that might impact the project, and ensure adherence to them.
Competencies
Minimum Required Education -Bachelor's Degree in Civil Engineering.
Average Years of Experience- 5-8 Years of experience in a similar role
General Skills- Attention to details, time management
Technical Skills - Basic knowledge on AutoCAD
