Associate Director - Commercial Finance - Dubai Holding Land Estate

About the Job :

An opportunity has arisen for an Associate Director - Commercial Finance to join Dubai Holding Land Estate. The main duties and responsibilities of this role include:

Key Accountabilities

Budgeting and Forecasting

• Manage all land commercial transactions regarding costing, infrastructure impacts, pricing, and financial impacts.
• Review and manage all land bank financial transactions, including revenue recognition and POC workings.
• Oversee project budgets, construction costs, and capital expenditure tracking.
• Ensure land bank reconciliation and update related financial records accordingly.
• Develop and finalize budgets in line with Group policies, ensuring data integrity and reliability.
• Maintain accuracy in land bank accounting, complying with standards and controls.
• Prepare relevant schedules and liaise with auditors and external advisors as needed.
• Coordinate with finance teams to ensure service delivery as per SLAs.
• Monitor project costs and identify impairments.
• Provide financial insights on development contracts and active spend tracking.
• Review EMC papers and ensure compliance with quality standards.
• Prepare ad-hoc analyses for decision-making.
• Finalize project accruals and legacy provisions.
• Review quarterly reports and statutory submissions.

Reports, Systems and Tools

• Design and implement financial policies related to land bank accounting and cost models.
• Develop land bank policies, processes, and templates for controls and reporting.
• Ensure policies and procedures are approved and effectively implemented.

About you :

The ideal candidate will have:

• 7-10 years’ experience, with at least 5 in corporate finance, land banking, budgeting, and reporting.
• CA / ACCA / CPA or similar qualification preferred.
• Deep understanding of real estate, accounting standards, and IFRS.
• Comfort working in dynamic, performance-driven environments.
