JOB PURPOSE (DEVELOPER BACKGROUND)
The Director of Sales will spearhead revenue growth through the execution of advanced, data-driven sales strategies and the leadership of a high-performing, agile sales team. This role will focus not only on luxury sales excellence but also on deeply integrating developer experience into client interactions and product positioning, ensuring a seamless alignment between investor needs and project delivery.
KEY ACCOUNTABILITIES
- Drive developer-focused sales strategies by aligning sales initiatives with project delivery timelines, developer milestones, and real estate launch cycles locally and internationally.
- Lead comprehensive go-to-market strategies for developer projects, with a focus on maximising revenue per square foot and ensuring high ROI for stakeholders.
- Provide strategic direction to the sales team with an emphasis on developer relations, ensuring consistent messaging, timely reporting, and coordination across project stages.
- Cultivate and maintain strategic partnerships with brokerage firms, investors, and key industry stakeholders, leveraging these relationships to secure exclusive mandates and first access to premium inventory.
- Lead by example in delivering world-class client experiences tailored to off-plan and developer-led sales, ensuring alignment with luxury standards and investor expectations.
- Conduct deep market research, focusing on developer pipeline analysis, buyer trends, and competitive project positioning to inform pricing, unit mix, and launch strategies.
- Develop and implement innovative sales and marketing approaches for developer products, emphasising brand positioning, lifestyle storytelling, and value differentiation.
- Introduce and manage systems and CRM tools to monitor lead flow, conversion metrics, and developer project timelines, enabling real-time sales insights and operational efficiency.
- Recruit, mentor, and grow a high-performing sales force with specialised training on developer product knowledge, deal structuring, and regulatory frameworks.
- Foster a sales culture grounded in excellence, collaboration, and accountability, ensuring alignment with developer expectations and delivery timelines.
- Collaborate with internal departments—including marketing, design, legal, and project management—to ensure that developer sales goals are integrated with broader business objectives.
- Provide ongoing feedback from the market and sales channels to inform product refinement, unit configurations, and future development phases.
- Implement innovative digital tools and automation to streamline lead nurturing, virtual presentations, and documentation processes, particularly for off-plan and developer sales.
- Represent the company at high-profile industry events, project launches, and investor gatherings to promote the brand and showcase our developer partnerships.
