AbouttheJob:

• Manage,plan,recordanddirectthereportingdesignteammemberstoensurethatallbusinessrequirementsaremet,andrelevantservicesareprovided.
• ControllingandmanagingtheDeliveryofTenantstotherespectiveAssetswithinthegivenmilestones.Ensuringqualityunitsaredeliveredasperapproveddrawings.
• AssisttheSeniorManagerofRetailDesigntomanage,plan,recordanddirecttheDesignteamtoensurethatallbusinessrequirementsaremet.
• ResponsibleformanagingandaccessingallretaildesignstomeettheuniqueindividualbrandidentitiesofeachassetinlinewithDHAM’soverallguidelines,andwhichwillhaveapositiveimpactontheoverallprofitabilityofthedestinationsandresolvingtenantdesignissues.
• Managethecoordinationofthedesignanddeliveryoftheretailtenancieswithotherpartsofthebusiness,includingProjectManagementandConstruction,Development,LeasingandMallManagement,toincorporateallrelevantfactorsintothedevelopmentofthetenancies.
• Checkprofilesofthecontractorschosenbythetenanttoensurethatthecontractor’sexperienceisinlinewiththerequirements.
• Reviewdesignsubmissions,reportdefaultswithregardstodesignviolationsasperDHAM/Authoritypoliciesandregulationswhileprovidingexpertiseinnewretailstoresdevelopmentandredevelopmentcycles.
• Workwithdesignteamstocreatesolutionsandexpeditefinaldesignapproval.
• Comparetenants’drawingstoactualsiteconditionstopointoutallmodificationsappliedbythetenantsandguidetheirteamsthroughtheDHAMprocessforTVRsubmissionsandapprovalsaswellasachievingauthorities’approvals.
• Reviewbasebuildshopdrawings/samplesubmissionsandconsultwithintheprojectsteamandexternalconsultants,asappropriate,toensurethedesignintentisbeingmaintainedforbasebuildworks.
• ReviewunitsLeaseOutlineDrawings(LOD)issuedbyFMteam.
• Provideexpertiseindetaildevelopmentandrecommendproductsandsystemsthataccomplishthedesignintentbasedonresearch.
• Facilitatetimelycommunicationandcoordinationwithtenant’sconsultants/contractorstocompletedesigndrawingsapprovals.
• CoordinateArchitecturaldrawingsatallstagestoensureconflictsareresolved;befullyawareofarchitecture/buildinginterfacingandpossibleconflictsandinitiateresolution.
• Managingthereviewofalloperationalunits’requestsforminormodificationsaswellasactivationsandpromotionsboothsdesigninassignedassets.
• Provideoversighttoensurethetimelycompletionofthedesigndeliverablesthroughoutallstagesofthedesignandconstructionprogram.
• Ensurethatallshops/unitsarefullyoperationalbytheestablishedopeningdatebyadheringtotimelinesforon-sitestoredelivery,andminimizationofdowntimeintheincomestreamasaresultofprogrammedopenings.
• ToidentifyAssetprojectrisks;highlightdiscrepanciesofprocessandimplementariskmitigationstrategyforconstructionand/ordrawingsandimplementsolutionstorectify/expeditedelivery.
• Follow-upasnecessarytoachievetenantmobilizationwithinagreedtimelineandresolvetenantissuesraisedwithinagreedtimeline.
• Improveconcepts/redesignretailformatsfortheconceptinlinewiththecustomer,retailstoresrequirementsandlatestmarkettrends.
• EnsurethatallthedesignsanddrawingsareasperDHAMdesignstandardandminimumdesigncriteria.
• OverseeweeklyreportontheoverallfitoutstatusforallassetstobesharedwithRetailPropertyManagementandRetailLeasingdepartmentstokeepthemupdatedontheprogressofthefit-outworksbeingundertakenbyeachtenant.
• Responsibleforday-to-dayprojectmanagementsuccessofselectedAsset’sprojectphasesincluding,butnotlimitedtofitoutsdocumentation,workpermitproceduresandtracking.
• Liaisewiththebase-builtcontractorandallstatutoryauthorities.
• Buildandmaintainrelationshipswithkeyinternalandexternalstakeholders,includingtheclient,landlord,consultants,contractors,architects,concernedauthorities,etc.,toensureallprojectsarecompletedwithoutdisputes,litigation,orcostoverruns.
• Providedirectionstocontractors,includingdesign,projectmanagement,schedulingandcoordinationnecessary,andassistinresolvingpotentialdiscrepancies.
• Seekassistancefromtheleasingteamtoreachouttothetenantincasethetenantisunresponsivetorequests/calls.
• InteractwithCentreManagersandmalloperationsteamsinordertocoordinateworkduringthestore/unitfit-outdesignprocessandensurethatminimumhindranceisfacedduringtheredevelopmentprojects.
• Provideleadershipwithinthefunction,Managetheeffectiveachievementofobjectivesthroughsettingindividualobjectives,managingperformance,developingandmotivatingstaff,provisionofformalandinformalfeedbackandappraisalinordertomaximisesubordinateandtheoverallperformanceinthepursuitoftheDepartment’sobjectives.
• Buildandpromoteanorganizationculturethatencouragesinnovationandrewardperformancethatleadstoenhancedstaffmotivationandretention.
• Attendandparticipateinweekly/monthlyandannualboardmeetingswithleadershipteamsandpeerstoshareandprovidefeedbackondesignconcepts,supportcolleagues,learn,coordinatejointapprovals,andhelpeachotherinachievingstand-outconcepts.
