Job summary

Confidential Careers in Dubai seeks a Development Director to lead the full lifecycle of real estate projects, from acquisition to handover. You will set development strategies, oversee feasibility studies and budgets, and manage architects, contractors, and consultants to ensure quality and commercial success.

You will work with senior management and external authorities to secure approvals, monitor risks, and keep programs on track while aligning with investment objectives.

Responsibilities

• Lead the end-to-end development of real estate projects, from acquisition/concept stage through completion and handover.
• Develop and implement project development strategies aligned with the company's investment and business objectives.
• Oversee feasibility studies, development appraisals, budgets, cost plans, and project timelines.
• Lead the appointment and management of architects, design consultants, project managers, cost consultants, contractors, and other specialist consultants.
• Provide strategic direction throughout the design development process, ensuring the project vision, quality, functionality, and commercial objectives are maintained.
• Coordinate with internal and external stakeholders to ensure effective decision-making and timely progress.
• Oversee statutory approvals, authority submissions, permits, and regulatory requirements.
• Monitor project budgets, procurement, risks, and key development milestones.
• Work closely with the design and construction teams to resolve project challenges and maintain development objectives.
• Review and challenge consultant and contractor proposals where required to ensure quality, cost efficiency, and alignment with the development strategy.
• Report regularly to senior management on project progress, financial performance, risks, opportunities, and key decisions required.
• Identify potential development risks and implement appropriate mitigation strategies.
• Support procurement, tendering, contractor selection, and commercial negotiations.
• Maintain strong relationships with consultants, contractors, government authorities, and other key stakeholders.
• Ensure projects are delivered in accordance with approved quality, budget, programme, and development objectives.
• Contribute to the company's broader development pipeline, identifying opportunities for process improvement and value creation.
