Job description

Our client, one of the largest developers in the Middle East and North Africa region based in Abu Dhabi, is currently looking for a Deputy GM to support the launch of the largest retail and leisure development in Abu Dhabi. The role involves integrating tenant relations and accounting/finance outputs. It serves as a pathway to General Management positions within the AM portfolio, requiring flexibility in scope, decision-making, and functional involvement.

The Deputy GM will be accountable for the mall's period-end P&L, Service Charges, Balance Sheet, and cash flow reporting, including relevant ratio analyses. Reporting to the General Manager, responsibilities include:

  1. Spearheading daily tenant relationship management and acting as the primary contact for all Arabic affairs and communications.
  2. Facilitating effective relationships across tenants, the landlord, customers, cross-functional staff, third-party vendors, operators, the broader community, and regulatory agencies to enhance asset credibility, utilization, and value proposition.
  3. Serving as the mall's spokesperson in the absence of the GM for all public-facing communications.

Additional responsibilities include:

  • Participating in the design and execution of a 3-5 year asset strategic plan, translating it into annual business plans for accounting/finance and tenant relations, driven by KPI management.
  • Resolving risks related to tenant relations, financial reporting, service charge invoicing, collections, and rental receipts; managing overdue accounts and taking legal actions if necessary.
  • Creating initial drafts of service charges.
  • Participating in CAPEX budget planning and managing selected business ratios.
  • Analyzing variances, preparing responses, and presenting month-end financial reports.

Qualifications include fluency in Arabic and English, a valid driver’s license, and ownership of a car. Key skills required are experience in property or asset management, strong knowledge of the GCC real estate market, financial analysis competencies, interpersonal skills, bilingual communication, and understanding of relationship management principles. A recognized bachelor’s degree is essential.
