Job description

1. JOB SCOPE

The Business Development (BD) Executive is responsible for sourcing and closing property management related deals, buildings/properties for exclusive leasing and sale for commercial and residential properties, as well as valuations. The BD Executive will refer prospective clients to Strata Global.

Reporting to the Director of Property Management, the Business Development Manager plays a critical role in helping the company achieve its mission, vision, values, and strategic profit objectives.

The BD Manager also works closely with the Director of Leasing to source and close deals, and interacts frequently with vendors, VIP clients, and government officials to expand their personal network.

2. PRINCIPAL ACCOUNTABILITIES

The incumbent is responsible for maintaining the highest quality of customer and client satisfaction while actively seeking out and developing new business. Success requires developing a collaborative work ethic within the teams, understanding the property market in detail, and actively creating new business development opportunities for the company. Other accountabilities include:

  • Establishing new business relationships with clients and organizations, focusing on property management, sales, and leasing, both commercial and residential, while cross-selling other services offered by the Group.
  • Nurturing client relationships, sourcing new clients, and integrating new clients into existing business.
  • Sourcing corporate clients and buildings for property management, as well as exclusive projects for sales and leasing of commercial and residential properties.
  • Creating and executing weekly/monthly prospecting plans for listings and maintaining a database of prospective clients and key contacts.
  • Collaborating with the Director of Property Management and other department heads to create and implement the department marketing plan, ensuring marketing materials are sent to and received by prospective clients, including arranging professional photos, floor plans, and marketing scripts for all new properties.
  • Maintaining accurate, up-to-date records of all rental property appraisals and new property management listings, and preparing weekly and monthly reports.
  • Working with the Director of Leasing to establish best practices for leasing and sale of projects in collaboration with brokerages.
  • Providing frequent updates to department heads and the management team.
  • Performing other company-related duties as assigned by the Director of Property Management, consistent with department and company mandates.
  • 3. REQUIRED COMPETENCIES
    • At least 3 years of experience in a similar role within the property industry, with a proven track record.
    • Well-versed with real estate rules and regulations.
    • Experience in developing and sustaining new business ventures.
    • Above-average computer literacy (MS Office, Internet, Database Software, etc.).
    • Excellent written and oral communication skills.
    • Strong presentation skills to effectively present information and analysis to clients, management, and external decision makers.
