Qualifications

  • Ability to read schematic diagrams, single-line diagrams, and rough shop drawings.
  • Requires the ability to analyze the operation of various infrastructure systems.

BMS operator

Job Brief

Manage daily maintenance operations and operate the Building Management System (BMS) at the Main Communications Facility (MCF) in support of the UAE Base Operations & Security Support Services.

The BMS Operator provides supervision of subcontractors to ensure compliance with the performance work statement (PWS) for operation and maintenance of infrastructure and utilities in the MCF through inspections and preventive/corrective maintenance. Concurrent duties include managing the BMS, responding to alarms, notifying appropriate management personnel, the Experienced operator to undertake a variety of tasks relating the whole building facilities to work in a high efficiency by keeping close monitoring, reading the parameters, analyze and act according to the B.M.S indication and maintaining the climate conditions inside the building.

Roles and Responsibilities

  1. Operates and maintains BMS for proper function and monitors against approved benchmarks to include: HVAC, Lighting, Security, Fire alarm, firefighting system (including the Nitrogen suppression system), power distribution panels, Power Generation, CCTV and other technical facilities.
  2. Performs routine checks and upgrades the services as provided by the Manufacturer to ensure optimal functioning of the BMS system.
  3. Monitors and verifies the operation of all BMS field devices.
  4. Troubleshoots BMS system faults and develops repair solutions.
  5. Adjusts BMS settings and parameters to meet changing conditions, i.e., Load, Environmental, Customer needs, etc.
  6. Inspects, maintains, and supervise the repairs HVAC, Power Generation, Low-Voltage Electrical Switchgear, and CCTV systems.
  7. Records maintenance data and generates reports as needed.
  8. Escorts subcontractors to conduct PMCS and repairs of MCF critical system equipment.
  9. Maintains documentation for all malfunctions, repairs, maintenance, or changes to systems and/or equipment.
  10. Provides reports on all life safety, quality, and maintenance issues.
  11. Keep machinery and specialty equipment running correctly.
  12. Use specialized measuring and diagnostic devices to evaluate how services equipment is working.

Qualifications, Skills, and Experience

  • Minimum education requirement: A diploma in Electronics & Communication Engineering or HVAC.
  • Ability to read schematic diagrams, single-line diagrams, and rough shop drawings
  • Thorough knowledge of safety procedures, legal regulations, and guidelines
  • Requires the ability to analyze the operation of various infrastructure systems, determine the cause of problems/malfunctions, and take corrective actions as required.
  • Excellent physical condition and flexibility to work long shifts and overnight.
  • Strong attention to detail and has analytical skills.
  • Effective communication and organizational skills.

Work Environment

Work is generally conducted inside a secure, access-controlled and climate-controlled, permanent structure. However, duties will involve a potential exposure to extreme temperatures and must comply with all Fire and Safety Regulations and post policies.

Required training

It will be beneficial to have completed the following courses:

  • Honeywell - Alerton’s Controller.
  • Honeywell –Excel Controller.
  • Siemens
  • Johnson Controls
  • Training in CCNA, MCITP, PC Hardware.
  • Training in Automation (PLC, SCADA).

In addition, experience with the following software is a plus:

  • Honeywell- EBI R310.1, EBI R410, R410.2, R430.10.
  • Honeywell- Envision BACTalk Workstation.
  • Johnson Control- Meta System.
  • Siemens- Desigo Insight V4.1, Desigo CC V2.01.
