Job Purpose:
The Building Systems Controls Technician will be in charge of testing, calibrating, operating and repair of BMS control systems along with their related software, hardware, and equipment.
These systems include energy management systems, heat pump control systems, chiller control systems, plant monitoring instruments.
Key Responsibilities:
- Diagnose and resolve technical problems related to control and monitoring systems and perform needed repairs.
- Test and calibrate system devices to ensure functional reliability of operating/monitoring system.
- Inspect, troubleshoot, and perform corrective and preventative maintenance on BMS and HVAC-control equipment.
- Install, adjust, and service mechanical and electronic locks, card access systems, camera systems, and related equipment.
- Install, modify, and maintain system hardware such as electrical conduit, sensor wiring, communications wiring, antenna wiring, radio equipment, power supplies, control system enclosures, etc.
- Install and maintain motor control systems for fans, pumps, compressors, etc.
- Monitor, maintain, and install building automation systems for HVAC, fume hoods, exhaust fans, environmental growth chambers, and related systems.
- Maintain operator workstations including creating/updating graphics, maintaining a point database, and maintaining communications infrastructure.
- Exercise a personal duty of care for own and team's health, safety, and welfare and for those affected by acts or omissions, and promote the same within their work area of responsibility.
Skills Required:- Minimum 3 Years' Experience with installation, commissioning, third-party integrations & servicing of various brands of BMS systems.
- Must have experience working in large projects, preferably in hotels/hospitals/commercial sites.
- Proven track record of handling customers in emergency situations like breakdowns and emergency calls.
- Proficient in creating monthly/quarterly PPM reports, PPM schedules, and ensuring all PPMs have been completed as per schedule and contract terms.
- Knowledge of maintenance-related software experience.
- Ability to correctly set up and use test equipment and interpret the test results.
- Good knowledge of Building Management Systems (BMS).
- Ability to read, interpret, and describe the functionality of HVAC system drawings (circuit & wiring diagrams / schematic & layout drawings) irrespective of manufacturer.
- Knowledge in the use & interpretation of local and international air conditioning & refrigeration standards and regulations.
- Current valid UAE driving license is desirable.
- Ability to communicate with project stakeholders in oral and written English.
Working knowledge in using MS Office (Word / Excel / PowerPoint).
Qualifications:- 3 Years Diploma in Electrical / Mechanical Engineering.
- Min. 3 Years' experience in AC & Refrigeration Maintenance or equivalent.
