Qualifications

• خبرة لا تقل عن 14 عاماً في إدارة المشاريع داخل شركة عقارية.
• خبرة لا تقل عن 6 سنوات في منصب إداري مشابه.
• معرفة قوية بسوق العقارات في دول مجلس التعاون الخليجي.

Responsibilities

• إدارة توصيل المشاريع المحلية والدولية ضمن الجدول الزمني والميزانية.
• التنسيق مع الفرق الداخلية لتطوير الجداول الزمنية.
• ضمان الامتثال لمعايير السلامة والبيئة في مواقع المشاريع.

Job description

Job Purpose
Manage the delivery of local and international projects in time, within budget, and to quality standards.

Roles And Responsibilities

• Work closely with internal stakeholders to develop project timelines.
• Collect input from Scheduling and Quality teams, and recommend realistic project plans and timelines.
• Recommend design standards that ensure cost-effectiveness and innovation in conjunction with Development Management.
• Obtain approval from the relevant development and design heads.
• Coordinate with Development Management on defining detailed project schedules and costs.
• Work closely with Procurement to develop initial project cost estimates.
• Challenge assumptions, raise flags, and provide expertise to ensure realistic estimates.
• Partner with development and design departments to assess the impact of design or plan changes on construction.
• Support the development of mitigation and corrective actions during construction.
• Inform procurement of scope changes and support negotiation of updated contracts with contractors.
• Monitor project progress and develop risk mitigation plans for potential issues.
• Provide input on contractor and sub-contractor selection and scope of work drafting based on tendering inputs.
• Assess vendor performance and draft performance scorecards for third-party service providers.
• Manage consultant resources for optimal deployment.
• Ensure contractors deliver services within scope, cost, quality, and time.
• Provide contractors with detailed project schedules highlighting critical milestones.
• Maintain and update all project-related documentation, especially on-site files.
• Support final handover to Asset Management with comprehensive documentation.
• Ensure safety and environmental compliance at project sites.
• Coordinate with Infrastructure and Government Relations to obtain licenses and permits, anticipating delays.
• Assist Audit and Accounting in audits and project accounting activities.
• Contribute to setting and ensuring compliance with cross-functional SLAs.
• Generate lessons learned to prevent recurrence of risks on future projects.
• Manage project portfolio within approved budgets, schedules, and quality standards, aligned with development guidelines and government goals.
• Coordinate with stakeholders on additional requests and modifications during construction and handover.
• Manage infrastructure-related project activities ensuring compliance with Aldar requirements and standards.
• Monitor schedules and cash flows, report progress, and initiate mitigation for deviations.
• Build and maintain relationships with government entities for licensing and permits.
• Manage project revenue (VOWD) to meet KPIs.

Qualifications and Experience
Related Years of Experience
Minimum of 14+ years in project management oversight within a real estate company with annual revenue of at least AED 2 billion.

Managerial Experience
Minimum of 6+ years in a related managerial role.

Field of Experience

• Experience managing construction for developments with CAPEX of AED 4-6 billion.
• Strong knowledge of and exposure to the GCC real estate market.
• Proven expertise in contractor management, having managed construction contracts worth at least AED 200 million.

Technical and Interpersonal Skills
HSE champion with a proven track record of < 2% safety incidents.
Excellent project management skills, having managed construction projects of at least AED 100 million.
Ability to manage large teams of at least 50 people.
Ability to handle multiple projects simultaneously, planning and executing tasks within schedule and budget.
Strong conflict resolution skills for field issues.
