Job description

Perform and assist in managing development project activities from inception to completion, involving coordination with multi-disciplinary internal and external consultants and stakeholders to achieve project deliverables as directed by the line manager.

This role is exclusively for Emiratization.

ROLES AND RESPONSIBILITIES
  1. Assist in managing business development activities for land, residential, retail, and mixed-use assets as directed by the line manager.
  2. Support in identifying new development opportunities.
  3. Support sourcing new investments with third parties (e.g., joint ventures, project finance).
  4. Assist in sourcing pre-selling/pre-leasing guarantees from end-users.
  5. Develop feasibility studies for residential, retail, and mixed-use assets and seek approval from the line manager.
  6. Perform project costing in coordination with Project Management.
  7. Develop financial models in collaboration with Partnerships & Investment and other relevant functions.
  8. Liaise with Partnerships & Investment and other relevant teams on feasibility studies.
  9. Develop feasibility studies on owned land, including land use recommendations, land phasing, pricing, and cost analysis, in conjunction with the line manager.
  10. Coordinate infrastructure costing with Operations and perform high-level cost breakdowns.
  11. Review progress of the Delivery team and report on project status, ensuring timely handovers of government-related assets to reduce operational and land costs.
  12. Review and report on master plans, including pre-concept, concept, and detailed plans, managed by the master planning team.
  13. Monitor land development schedules, project progress, and risk management, providing regular updates and reports.
  14. Monitor development budgets and recommend solutions for deviations.
  15. Support commercial and marketing strategy decisions, including pricing, sales phases, branding, and asset management.
QUALIFICATIONS & EXPERIENCE

Minimum of 8+ years of development management experience in large residential and retail real estate projects valued over AED 500 million.

TECHNICAL AND INTERPERSONAL SKILLS
  • Strong understanding of valuation, appraisals, and financial modeling for residential and commercial developments.
  • Extensive knowledge of the GCC real estate market, especially with large master developers with annual revenues of at least AED 2 billion.
  • Solid understanding of architectural design and construction processes.
  • Comprehensive knowledge of contract procurement policies and procedures within the GCC real estate industry.
QUALIFICATIONS

Bachelor’s degree in real estate, land economics, property valuation, architecture, or engineering.
