Job description

Job Purpose:

Assistant Property Manager will manage the current portfolio and relationship with Landlords. Lease Renewal / Negotiating Rental / Rental Saving / Negotiating Lease Term in accordance with Americana’s Terms and Conditions / Managing Store’s Closures.

Responsibilities:

  • Meet Landlords, negotiate deals, ensuring financial viability, assessing store performance then managing renewal process and legal process for Lease review.
  • Preparation of paperwork for renewal and obtaining approvals.
  • Liaising with Internal Team, Lease Admin, Finance, Legal to facilitate and ensure a smooth renewal process. Manage daily and weekly leasing reports.
  • Be proactive initiating Lease renewals 6 month in prior to Lease Expiry or Critical Date.
  • Maintain up to date database for the current portfolio and lease details in order to secure early Lease renewals.
  • Maintaining awareness of new strategic developments within each Trade Zone.
  • Maintain relationship with various Landlords and owners.
  • Minimize property cost inflation for Restaurants portfolio and deliver reduced cost to the business.
  • Monitor all property costs and charges and challenge where appropriate (incl. Rent, Rates, Service Charge, Insurance, dilapidations claims); instruct specialist consultants to negotiate optimum settlements.
  • Build a strong and reliable profile for each store including but not limited to (Land deed, owner ID, Electricity Bill, Water Bill, Official layout, etc.)
  • Deliver cost effective disposal of closed/surplus stores (in line with market conditions).
  • Agree strategy & encourage best practice for effective negotiation

Qualification and Experience:

  • 6 -8 years of post-graduate experience in multi-unit property development preferred.
  • Strong professional integrity, with confidence and consistency in decision-making.
  • Firm and assertive in opinions, with the ability to handle conflict and manage experienced landlords.
  • Process-oriented, with broad commercial acumen and strong determination.
  • Proven ability to deliver excellent customer service and effective negotiation skills.
