Job Summary:

We are seeking a proactive and organized Assistant Property Manager to support the day-to-day operations of residential and commercial properties. This role will act as a key liaison between landlords and tenants, ensuring high-quality service, compliance with regulations, and effective lease and property administration. The ideal candidate will be well-versed in tenancy management, have excellent communication skills, and be capable of managing multiple tasks efficiently.

Key Responsibilities:

  • Develop and maintain sustainable relationships with landlords, tenants, and internal stakeholders
  • Manage lease files, property records, and ensure compliance with local laws and company policies
  • Act as the main point of contact between landlords and tenants for maintenance, rent, and tenancy concerns
  • Provide high-level tenant services; handle escalated issues and prepare related reports
  • Handle rent collections, including cheque/cash payments, and manage bounced or delayed payments
  • Conduct tenant screening, prepare property inventory lists, and manage tenancy documentation
  • Register tenancy contracts through Ejari/DIFC systems
  • Update records in CRM and ensure timely tenant and landlord communication
  • Ensure utilities payments are made and follow up on tenant-related issues
  • Oversee tenant move-in/move-out processes and orient new tenants
  • Handle lease renewals, inspections, and ensure compliance with lease terms
  • Monitor tenant arrears and track payment histories
  • Stay updated with government real estate policies and ensure compliance
  • Prepare monthly and occupancy reports as required
  • Supervise Assistant Property Managers and Maintenance Technicians
  • Perform other ad-hoc duties as assigned by management
