Job Title: Senior Associate, Property Management

Grade: Senior Associate

Department: Asset Management

Location: Humanitarian City, Abu Dhabi

Job Purpose:

To oversee the day-to-day management of Modon’s assets (including residential and workforce accommodations) at Humanitarian City, ensuring tenant satisfaction, contractor performance, SLA compliance, and efficient coordination of property operations.

Experience

5–7 years of experience in property management or asset operations

Competencies

  • Stakeholder & tenant communication
  • Basic financial review of invoices and contracts

Familiarity with ERP or CAFM platforms

Key Responsibilities:

  • Tenant Lifecycle Management: Oversee move-ins, move-outs, and unit reinstatements, ensuring smooth transitions.
  • Team Supervision: Lead and coordinate on-site teams, including Operations and Admin staff, to maintain high service standards.
  • Reinstatement Management: Review and approve reinstatement quotations, scopes of work, and invoices.
  • Tenant Relations: Address tenant complaints promptly and ensure effective resolution of issues.
  • Maintenance Coordination: Liaise with the Facility Management team for routine and reactive maintenance tasks.
  • Vendor & Contractor Oversight: Monitor service provider performance against SLAs and KPIs; assist in contractor onboarding, documentation, and access management.
  • Operational Reporting: Prepare weekly reports on operational status, major risks, and mitigation strategies.
  • Site Inspections: Conduct site tours with internal teams, identify infrastructure concerns, and escalate critical issues.
  • Ad-Hoc Requests: Review and endorse service/material requests, ensuring timely follow-up.

Qualifications & Competencies:

  • Bachelor’s degree in Real Estate, Business, or a related field.
  • Strong written and verbal communication skills (Arabic proficiency is a plus).
  • Proven experience in property/asset management, with a focus on tenant relations and contractor oversight.
  • Ability to analyze operational risks and implement mitigation measures.
  • Strong organizational and leadership skills to manage on-site teams effectively.
