Area Property Manager, Multifamily (HUD Affordable)

Job Description Summary

The Multifamily Area Property Manager oversees an assigned project-based HUD Affordable portfolio in a designated geographic area. This role involves working closely with the ownership group to ensure consistent operations across the portfolio and serving as the primary contact for the client. The manager will have direct oversight of some properties and will assist and direct Property Managers within the portfolio.

Essential Job Duties:

  1. Operations: Ensure smooth operation of each community in partnership with Asset and Regional Property Managers. Oversee maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy management, marketing, lease renewals, service contracts, expense control, and audits.
  2. Customer Service: Provide superior service and communication to residents and prospects to enhance satisfaction, renewals, revenue, and reputation.
  3. People Development: Develop, mentor, lead, and manage a high-performing team, including leasing, customer service, maintenance, and management staff, to maximize engagement and minimize turnover.
  4. Marketing: Drive revenue through competitive analysis and creative marketing strategies.
  5. Leadership: Model the company's mission and lead by example to promote excellence.
  6. Team Supervision: Oversee daily operations of the on-site team, ensuring policy adherence.
  7. Staffing: Maintain effective staffing through interviewing, hiring, and termination as needed.
  8. Resident Relations: Foster a positive living environment through prompt conflict resolution and follow-up.
  9. Financial Management: Manage community budgets and finances effectively.
  10. Leasing and Marketing: Collaborate with leasing staff to meet goals.
  11. Vendor Relations: Maintain positive relationships with vendors.
  12. Special Projects: Coordinate as requested.
  13. Other Duties: Perform additional responsibilities as assigned.

Competencies:

  • Ability to travel regularly to multiple properties and offsite locations.
  • Detail-oriented with the ability to focus amid interruptions.
  • Experience in supervising staff and managing budgets.
  • Confidentiality and trustworthiness.
  • Proficiency in Yardi or similar property management software.
  • Ability to oversee entire staff within the portfolio.

Education:

  • High School Diploma, GED, or equivalent required.
  • Bachelor’s Degree preferred.
  • NY Real Estate License preferred.

Experience:

  • 5+ years in multi-site Multifamily Property Management in NYC.
  • 5+ years in HUD Affordable Property Management in NYC.
  • Experience with Yardi software.
  • Bilingual Spanish fluency strongly preferred.

Work Environment:

Professional office setting with routine use of standard office equipment. Regular travel between properties in varying weather conditions.

Physical Demands:

Standing, walking, ascending/descending stairs, outdoor travel, and lifting up to 25 pounds as needed.

Other Duties:

Additional duties may be assigned as necessary.
