Job Description (Primary):
- Preparing the books of accounts by recording all transactions daily.
- Issuing invoices to developers/customers, coordinating with salespersons for payments, and maintaining records.
- Gathering and updating financial documentation related to sales across all platforms.
- Collaborating with management to develop and monitor monthly, quarterly, and yearly budgets, including cash flow management for events and roadshows.
- Ensuring compliance with goAML, UAE VAT, and corporate tax regulations, and closing records within deadlines.
- Liaising with auditors for the auditing of books of accounts.
- Experience in real estate business is preferred.
Detailed Responsibilities:
Accounts Payable Management
- Entering accounts payable invoices into software, allocating expenses across properties.
- Tracking expenses at multiple levels: projects, entities, buildings, tenants.
- Managing utility bills, insurance expenses, and expense allocations.
- Setting up leasing information, generating rental income statements, processing rent collections, and updating tenant ledgers.
- Analyzing utility consumption and tenant ledger discrepancies.
- Generating reports such as late fees, check-ins, check-outs, terminations, or expiries.
Accounts Receivable Management
- Handling client receipts and recording in the system, tracking security deposits.
- Managing lease agreements, invoicing, and tenant accounts.
- Billing management fees and charges, reconciling cash and intercompany transactions.
- Book month-end accruals, review general ledger accounts, and prepare cash projections.
Management Reporting
- Preparing property income reports, maintaining financial schedules, and variances analysis.
- Generating tenant reports and financial statements.
- Conducting trend analysis and strategic planning based on financial data.
Audit and Tax Services
- Participating in internal and external audits.
- Providing advice on VAT and corporate tax, preparing relevant documents, and managing tax risks.
