Job description

We have a Tenant Relations Executive vacamcyin our Retail Property Management department.

The role holder is responsible to act as a primary contact for all tenants by maintaining strong professional relations in line with the terms and conditions of the lease agreement, regulations, HSE and local authorities to ensure retailer revenue, profitability, and sustainability.

Principal Accountabilities/Key Results Area

• Assist the Senior Centre Manager with tenants' compliance under the terms and conditions of the lease agreement, mall operational regulations, HSE and local authority regulations.
• Ensure that all retail tenant’s complaints, issues, and operational challenges are addressed daily to achieve the customer satisfaction in line with the corporate objectives.
• Develop strong, professional relationships with all retailers & coordinating for all major requirements.
• Meet with Tenants and establish a direct line of communication for daily occurrences to maintain a productive relationship with all Tenants at the asset.
• Monitor and measure tenant compliance to specified standards to ensure their operations are within guidelines of their signed lease agreement and regulations.
• Coordinate with technical team to ensure that functional specifications of retail and tenants’ requirements are being implemented during the approved modification.
• Responsible for the communication of changes/ amendments in relevant asset information - Inform all team members of respective department including Mall Management Office and Contact centre of any changes in the tenant mix (tenants vacating and openings of new units)
• Ensure tenant compliance to DHAM policies and procedures by conducting tenant inspections and audit, ensure proper presentation of tenants’ shop appearance in keeping with the aspiration of estate.
• Understand the operational needs and provide daily NOC approvals to the retailers/contractors to conduct their regular corrective and preventive maintenance.
• Implement operational processes as per the work demands reflecting the overall rules for the enhancement of the property
• Responsible for data entry and data analysis from Yardi, POS, Footfall, RAFs; provide support towards the system application and integration on projects.
• Maintain accurate and up to date records for all Tenants, which may be reviewed at any time by DHAM internal/external auditors and/or Government entities such as Dubai Municipality, Civil Défense etc.
• Responsible for maintaining organized database of leases, trade licenses, insurances, tenant’s id’s, Ejari, & ensure timely renewal of the licenses before the expiry
• Ensure prompt accurate billing is in place for of tenant billable charges on monthly basis.
• Prepare the information memo and circulate to all the tenants to provide necessary information on regular basis/when required in line with company guidelines
• Review branding space, current stands in common area and approval timelines in place, work with marketing in outline for Events, notices required, third party engagements,
• Prepare recommendations to management regarding the tenants and mall major requirements.
  

Minimum Qualification:

Bachelor’s Degree in Business Administration/ Management

Experience:

2 – 4 Years’ experience in a Customers' facing role
