The Association is seeking a Stock Condition Surveyor who will be responsible for assessing he condition of property assets. Key responsibilities include managing survey programs, identifying defects and risks, liaising with stakeholders, and contributing to asset management strategies. The role involves conducting detailed surveys of various property types to evaluate their condition, compliance with standards, and maintenance needs. The surveyor ensures accurate data collection on component age, condition, remaining life, and quantity, which informs planned maintenance programs, compliance with statutory regulations, and health and safety requirements.

Essential criteria:-

  • Minimum 1 year experience of Building, Construction or Property services (inclusive of placement year) OR Foundation Degree or Degree in a property or construction related subject
  • Construction related qualification (minimum HNC level) or relevant experience.
  • Good knowledge of building construction and components
  • Experience of building diagnosis and defects identification
  • Be capable of working at roof level, within confined spaces, attics and basements.
  • A current clean driving licence with access to private transport.

Responsibilities:-

  • Perform stock condition surveys and report for remedial action.
  • Identify non-compliance with standards (e.g., HHSRS, NI Fitness Standards), conduct pre-survey checks (e.g., asbestos register), report safety issues, and adhere to health and safety policies and IMS requirements.
  • Assist in the delivery of annual survey program, conduct in-house surveys, oversee external consultants, and coordinate appointments with administrative support.
  • Analyse survey data to prioritise maintenance programs, support option appraisals, and assist in data cleansing for accurate records.
  • Collaborate with surveyors, housing staff, and teams to resolve issues; provide tenants technical advice (e.g., condensation, insulation); share insights in asset management meetings.
