Tetra Overview

Tetra is a multi-disciplinary consultancy firm with an involvement in the property (mostly retail), mining and power generation sectors (nuclear, thermal and renewable energy).

An opportunity exists for a senior manager to form part of our team and grow the portfolio of projects within the property sector.

Position Overview

We are seeking an experiencedSenior Quantity Surveyorto join our team, specialising in retail and commercial developments. The successful candidate must have extensive construction industry knowledge and proven quantity surveying expertise in complex retail projects.

Key Responsibilities

Pre-Contract Services

  • Advise clients and design teams on construction cost trends and supply chain risks
  • Conduct detailed cost estimating from concept to completion (area-based and elemental)
  • Prepare comprehensive bills of quantities for tender purposes
  • Manage feasibility studies and viability assessments for new developments

Contract Administration & Cost Control

  • Monitor and control project costs throughout all construction phases
  • Prepare regular cost reports, forecasts and cash flow projections
  • Identify and mitigate potential cost risks during construction
  • Issue monthly payment valuations and certificates
  • Manage tenant specifications and lease documentation for retail developments

Commercial & Contractual Management

  • Manage contractual relationships with contractors, subcontractors and suppliers
  • Prepare, evaluate tender submissions and negotiate contract terms
  • Assess and process variations, claims and final accounts with re-measurements
  • Conduct commercial negotiations and participate in dispute resolution
  • Ensure compliance with contractual terms and conditions

Project Administration

  • Collaborate with project teams, architects, engineers, and construction managers
  • Attend site meetings and provide commercial input on project decisions
  • Maintain accurate project documentation and commercial records
  • Liaise with clients, consultants and statutory authorities

Essential Requirements

  • Bachelor's degree in quantity surveying
  • Minimum10years of quantity surveying experience intheconstruction industry, which will include a minimum of 5 years retail experience
  • Substantial experience in retailsector is essential
  • Proven track record in managing large-scale commercial and mixed-use developments

Technical Skills

  • Advanced proficiency inExcel (added benefit will be experience withquantity surveying software-CCS Candy, Buildsoft,Win Qs,etc.)
  • Expert knowledge of construction methods, materials and industry standards
  • Strong understanding of South African construction contracts (JBCC, PROCSA, NEC, FIDIC)
  • Experience with international material procurement and multi-country sourcing
  • Comprehensive knowledge of building regulations and compliance requirements
  • Excellent analytical and mathematical skills
  • Cash flow forecasting and financial modelling capabilities

Advantageous Qualifications

  • Professional Registration (Pr QS) with SACQSP highly advantageous
  • Professional Registration (Pr CPM) with SACPCMP
  • Postgraduate qualifications in Construction Management or related fields

Location

Based inGauteng with occasional travel to project sites as required.
